Walkable, quiet neighborhood near shopping, dining
Tucked along the edge of Manhasset Bay, Plandome Heights is a small, quiet village with a welcoming atmosphere and a handful of waterfront properties. “Plandome Heights is a great neighborhood,” says Ann Hance, an associate real estate broker at Compass. “It’s very friendly, it’s very walkable. You see people walking their dogs a lot.” When compared to nearby Plandome and Plandome Manor, one of Plandome Heights’ main draws is its relative affordability. “There are lots of young families coming into Plandome Heights,” says Hance. “It’s a very desirable neighborhood, it’s just not as expensive and maybe doesn’t have all the amenities.” What it lacks in neighborhood amenities, though, it makes up for with its location just blocks from downtown Manhasset’s abundance of boutiques and restaurants. “I think Plandome Heights is more for someone who wants easy access to all the amenities in the town,” Hance says. “They might want to walk or bike into town regularly, they want to be in a very, very convenient location.”

Playing at Manhasset’s Mary Jane Davies Green
Residents often head to Plandome Pond Park to walk along its paths, sit on a bench to read or soak in the beauty of its flower garden. Just over half a mile away in Manhasset, Mary Jane Davies Green is popular for its large playground and outdoor event space. “We have a band shell where there’s concerts in the summertime,” says Shelley Scotto, an associate broker at Compass who has 35 years of experience selling homes in the area. Plus, Scotto says, the neighborhood in general is just a great, quiet place to ride a bike. Although Plandome Heights has a handful of waterfront houses, there’s no public beach access. Just over a mile away, Leeds Pond Beach offers a place to relax by the water.

Colonials starting at $1.3 million
The majority of the neighborhood’s houses are colonials, but there are also smatterings of Cape Cods and Tudor-style houses. Many of these homes were built in the 1930s and 1940s, and the land is developed enough that very few new constructions go up — and when they do, it’s usually only after knocking down an existing house. Houses in Plandome Heights are also typically smaller and placed on smaller lots than houses in Plandome and Plandome Manor. “They’re really nice pieces of property — not large, but really nice,” Scotto says. “People love to garden that live there, they have lovely backyards.” These small but beautifully kept homes and yards contribute to the village’s comparatively affordable prices, which typically fall between $1.3 million and $4 million. In Plandome or Plandome Manor, Scotto says, homes start at $2 million and can climb as high as $10 million or $12 million on the water.
“They do have a village tax and a village government, but the taxes are not as high,” Hance says. “But you’re not getting, for example, the Village Green, the Plandome Field and Marine waterfront, the private fire department. So those are the amenities in the village of Plandome that they do not have in Plandome Heights.” It’s a tradeoff that many residents are happy to make, though, especially with downtown Manhasset a quick walk or bike ride away. “We have very few homes,” Hance says. “They come on the market and they go off almost immediately with multiple offers.”

Street fairs along Plandome Road
The Plandome Heights Women’s Club hosts events for members and their families, including a book club. Scotto says that it’s pretty common for people to join local clubs to gain access to social events or the amenities they don’t have room for in their yards. The village as a whole also hosts events every once in a while. “We have some Sundays, a couple of times through the summer, where we close the street and we have a little street fair,” Scotto says.
Shopping and dining a walk away in Manhasset
Plandome Heights is entirely residential, but with downtown Manhasset just a few blocks away, locals are always close to an abundance of options when it comes to shopping and dining. “Wherever you live there, you can walk into town, which is so nice,” Scotto says. “You can walk to the library — you can walk all over.” Manhasset is an incredibly popular downtown, with everything from bagels and pizza to bubble tea. “It’s really becoming much more city-like with these different people who have moved in,” Scotto says. “There’s really something for everybody, where before we only had like a coffee shop.” Louie’s is a favorite locally owned diner, and Publicans is a popular spot to meet up with friends for dinner and drinks. Businesses like hair salons, a popular jeweler and clothing boutiques are found right alongside Manhasset Cinemas. A & F Market provides fresh meats right in Manhasset, and King Kullen offers groceries just over a mile away.

Extracurriculars at Manhasset Secondary School
Another major draw to the neighborhood is the Manhasset Union Free School District, which Niche gives an A-plus and lists among the 15 best districts in New York. Children can attend Shelter Rock Elementary School, Manhasset Middle School and Manhasset Secondary School, all of which have A-pluses. According to Scotto, all of the schools are within walking or biking distance of most homes. At the high school, which is a 2019 National Blue Ribbon School, students can participate in a range of extracurricular activities, including coding, poetry, and mock trial clubs.

Nearby LIRR, drive to Northern Boulevard
Just like the rest of Manhasset, Manhasset Station is walk, bike or quick car ride away from Plandome Heights. Trains leaving from the station reach New York City in about 50 minutes. Catching an express train bumps the trip down to 30 minutes. Plandome Heights is tucked away, though, and the biggest road that runs through it is Plandome Road. The closest highway, Northern Boulevard, is about a mile away.
The LIRR station in nearby Manhasset offers easy access to New York City.
