Homes in Longmont’s East Side are lined along sprawling neighborhood streets. Loops and cul-de-sacs dominate the area, with properties that have maintained lawns and driveways. “You’ve got 1970s houses, houses from the 2000s and mid-sized homes that are mid-level entry. It’s a high price point, but they’re beautiful homes,” says Realtor Marie Raines with Equity Colorado Real Estate, who is partners with Lomax. Multi-level Craftsman homes are common, sharing features such as pointed roofs, front gables and brick or stone accents. These properties range from 2,000 to 4,000 square feet and can cost $575,000 to $850,000. Craftsman bungalows sit shoulder to shoulder with these multi-level homes and have similar price points. Properties along the golf courses in the area can get up to $1.1 million. Additionally, the neighborhood has a handful of two-story townhouses and condos with balconies. These units range from 1,100 to 1,800 square feet for two beds and two baths and can cost $350,000 to $450,000.Several green spaces and sports facilities
East Side is dotted with multiple neighborhood parks and green spaces. Stephen Day Park has a voyager-themed playground area, volleyball courts and paved walking paths. Bikers can practice their skills at the BMX park while skaters ride the ramps at the skate park. There’s even an off-leash dog area for pets. Rough & Ready Park on East 21st Avenue follows a water stream of the same name and has multiple multi-use playing fields. Bocce ball courts and horseshoe pits are some of its many outdoor facilities. Additionally, “there’s a walking path that’s built for biking and walking that goes through Longmont, all the way to Interstate 25 and then on to Boulder,” Raines says. At the eastern edge of the neighborhood, Union Reservoir provides several options for recreation on the water. Visitors can enjoy swimming, picnicking and fishing at its sandy beach. Non-motorized boating is allowed, including wind sailing, kayaking and paddle boarding.Golf enthusiasts can explore two outlets in East Side. Ute Creek Golf Course is a public, 18-hole course that’s maintained by the city of Longmont. “It’s a stunning golf course, and since it’s municipal, it’s very affordable to access golf,” Lomax says. There’s also the Fox Hill Club, a country club at the southern end of the neighborhood that has a private championship course. Club members also have access to a swimming pool, fitness center and tennis and pickleball courts.
HOA community events and city festivities
Several subdivisions in the East Side have their own Homeowners Associations that will put on events for the community. “Fox Hill is a very established and unique neighborhood. They have a luminary event that they do during the holidays where a trolly will go around to the homes and show off the Christmas lights in Old town,” Lomax says. Block parties and summer get-togethers are the norm. Downtown Longmont is also close enough to walk to the Farmer’s Market and join in on festivals that take place there.Commercial pockets with retail and restaurants
While East Side is primarily residential, there are a handful of commercial areas accessible for shopping and dining. Fox Creek Village has a King Soopers and Walgreens for necessities. Las Palmeras Express is a restaurant across Pace Street that serves traditional Mexican cuisine. For more options, the Main Street corridor between 17th Avenue and 21st Avenue is less than a mile from the neighborhood. Aunt Alice’s Kitchen is known for its vintage décor, American breakfasts and comfort food for dinner. Fast food eateries include Little Caesars, Chipotle and Runza Restaurant. Additionally, Natural Grocers and Save A Lot can supply ingredients for home-cooked meals.Getting educated in Longmont
Families living in East Side can send their children to schools within the St. Vrain Valley School District. Fall River Elementary School earns a B-plus grade by Niche and teaches a STEM-based curriculum with hands-on inquiry-based learning. Trail Ridge Middle School has a B-minus and offers career development summer camps. From there, students can attend Skyline High School, which maintains a B grade. Skyline is the flagship IBM P-TECH school for the area, where students can graduate with an associate’s degree from Front Range Community College in Applied Sciences through the high school’s computer sciences program.Traveling around East Side
There are multiple ways to get around East Side. The neighborhood’s bike score is 64 out of 100, pointing to a bike-friendly community with wide streets and sidewalks. There are also several bus services with stops along Pace Street, Main Street and Mountain View Avenue for public transportation options. Even so, East Side’s sprawling landscape lends itself to a car-dependent community. “There’s a lot of walking that happens, but as far as getting around, you’re going to need a car to get to grocery stores,” Lomax says. Colorado Highway 66, known as Ute Highway, and Colorado Highway 119, known as East Ken Platt Boulevard, are both accessible in the neighborhood and connect to Interstate 25. In case of medical emergencies, UCHealth Longs Peak Hospital is on Ken Pratt Boulevard.
