Central suburban community along Longmont’s Main Street
Lanyon is a residential neighborhood sitting along the northern edge of Longmont with easy access to commercial centers along Main Street. Multiple streams snake through the area to go along with natural vegetation in a suburban landscape. “It’s a nice, centrally located neighborhood, and it’s at a price point that’s attractive to first-time homebuyers and investors,” says Realtor Sarah Hansard with RE/MAX Nexus, who has almost 20 years of experience.

A mix of housing options
Homes in Lanyon are lined along narrow residential streets with alleyway access and are surrounded by mature trees. “A nice thing about the neighborhood is that it’s got some mixed demographics. A majority of the homes are single-family, but you’ll see some multi-family options like condos too,” Hansard says. Brick ranch-style homes built in the 1970s are common, alongside contemporary single-story homes with brightly colored exteriors. These houses span 1,450 to 4,200 square feet and range from $475,000 to $725,000. Additionally, a handful of ranch-style homes have been converted into duplexes that go for similar prices for both units. Craftsman homes built in the 1980s to 1990s with multiple front gables and pointed roofs are also priced between $500,000 and $650,000. Multi-story townhouses and traditional condos span 900 to 1,200 square feet and cost $275,000 to $380,000.

While most of Lanyon is comprised of residential homes, there are a handful of green spaces in the neighborhood. Lanyon Park has a playground, multi-use fields, a basketball court and a baseball diamond, as well as the Oligarchy Ditch where cottonwood and willow trees line each side of its stream. “Lanyon Park is cute. The local baseball association plays games there, so that brings people to the neighborhood,” Hansard says.
