The neighborhood of Third Avenue sits in between downtown Longview and the western bank of the Cowlitz River. Though separated by the Cowlitz River, “Kelso and Longview are almost the same thing,” says Scott Foister, who was born and raised in Kelso and works as a Realtor in Longview. Third Avenue residents need only go about a mile west to downtown Longview and a mile east to Kelso for a variety of shops and restaurants. The neighborhood’s main street, also named Third Avenue, runs north to south parallel to the river. In addition to homes and condos, this community is a mix of businesses, government buildings and an industrial sector. The athletic fields of Seventh Avenue Park make up a large portion of the neighborhood as well.

Early 20th century homes
Wide streets are lined with some trees and greenery around Seventh Avenue Park, with minimal landscaping toward the neighborhood’s eastern side. This neighborhood is a good option for those who want to live less than a mile from PeaceHealth St. John Medical Center, or close to the area’s assisted living facilities. Homes with ranch-style and Craftsman influences were built in the early 20th century; they tend to max out at about 1300 square feet. Prices range from about $225,000 to $280,000. More recently built riverfront condos cost between $370,000 and $400,000.
According to the CAP Index, Third Avenue’s crime scores fall between 5 and 7 across most categories, which is slightly above the national average of 4. Additionally, part of Third Avenue’s industrial sector includes a garbage collection and transfer station, where residents can recycle bulky items. However, the station’s smells and sounds are “out of the way” of the daily life of Third Avenue residents, says Foister.

As for going out in the neighborhood, Scythe Brewing Company offers vegan, gluten-free and dairy-free options for lunch and dinner in addition to their craft beer. Franz Bakery Outlet, a family-owned establishment, has supplied the area with freshly baked goods since 1906. More chain stores, like WinCo Foods, can be found at The Triangle Center just north of the neighborhood. And across the river in Kelso, shoppers can browse Target and the Three Rivers Mall.

The Cowlitz County Event Center
At the neighborhood’s north end, the Cowlitz County Event Center hosts events big and small, from weddings to the Cowlitz County Fair and Rodeo. Every July, the county fair draws crowds with live music, carnival rides and games and the professional rodeo. The Event Center is also the site of the Cowlitz Community Farmers Market, which is held every Saturday from the spring through the fall.
College-centric education at Mark Morris High
Schools are just a few miles northwest of the neighborhood. Students may attend Columbia Heights Elementary, rated B-minus on Niche, Cascade Middle, rated C-plus and Mark Morris High, rated B. High schoolers can earn college credit by enrolling in classes at local colleges, like Lower Columbia College.

Fun at the park and on the Cowlitz River
Seventh Avenue Park spans several blocks of Third Avenue. It contains a soccer field and several baseball fields, in addition to playgrounds and picnic areas. Though there aren’t any beaches on the banks of the Cowlitz, “I see people kayaking on the river all the time. And quite a few people fish for salmon and Steelhead trout,” Foister says. For more outdoor fun, Lake Sacajawea Park awaits 1 mile west.

Getting around by car, bus and train
Third Avenue is considered somewhat bikeable and walkable. As part of River Cities Transit, bus stops connect passengers to the rest of Longview and to the Amtrak station in Kelso. Interstate 5, the region’s main north to south highway, passes through Kelso and takes commuters 47 miles south to Portland International Airport.
Convenient public transit connects the 3rd Ave neighborhood to Lower Columbia College and beyond
