Flintstone begins where Tennessee ends, tucked into the Georgia foothills of Lookout Mountain along the rolling landscape of the Chattanooga Valley. Residents are not only treated to scenic vistas of the Appalachian Mountains but also the quiet living of a semi-rural town with quick access to golf courses, historic sites and a vibrant downtown.
“This area is ideal for buyers looking for a rural home with a few acres but much privacy. It’s also a quick commute to Chattanooga,” says Kurt Olson, Realtor with Keller Williams Downtown Chattanooga. “Golfers are also drawn to the Chattanooga Valley, as we’ve got several beautiful courses with practically unbeatable views.” It’s also favored by those who want a short commute to Chattanooga and the most for their investment in a single-family home.
Hiking, biking, golf and camping are a way of life in the Chattanooga Valley
Flintstone offers countless opportunities to get outdoors and explore. It’s just minutes away from the famed Rock City Gardens on Lookout Mountain, but peak tourism can make the area quite busy. The Lula Lake Land Trust is a 12,000-acre conservation area established in 1994 that includes forested hiking and biking trails, two distinct waterfalls and historic sites dating back thousands of years.
Cloudland Canyon State Park offers a deep gorge with breathtaking views and multiple waterfalls. The Lookout Mountain Club has an 18-hole championship golf course, tennis and pickleball courts, a pool and plenty of social events. Golfers at the recently built McLemore Golf Course enjoy playing the game “above the clouds,” as the owners boast.
Midcentury ranch-style homes and New Traditional homes are typical in Eagle Cliff
Architectural styles in the area are diverse, with homes dating back to the 1960s when a residential boom began. Ranch-style homes are typical, especially raised ranch homes, which help keep the main level even on highly hilly terrain. Split-level homes also come in handy for a rolling landscape, but on flatter ground, buyers can find cute cottages, often influenced by the Craftsman style. In the last decade, newer properties have been popping up in small subdivisions, featuring contemporary home styles with classic features.
The median selling price for single-family homes in Flintstone is $285,700, and from April 2023 to April 2024, homes sold on average after 26 days on the market. There are about 1,000 homes inside Flintstone, and many were built in the mid-20th century. Ranch-style homes have recently sold from about $225,000 to $275,000, while split-level homes have sold from $275,000 to about $300,000. Newer homes have recently sold from $400,000 to about $675,000. Buyers can also find parcels of land between 0.5 acre and 5 acres in local subdivisions.
There’s a lively social scene in every direction of Eagle Cliff
On Lookout Mountain, Rock City Gardens offers year-round events, including a spring flower show, a summer music festival and a holiday lights celebration with craft vendors. The Lula Lake Land Trust Hike Bike Brew Beer Festival is one of many annual events the Trust hosts nearby, including a half marathon and a 50-mile bike ride.
Highly ranked Walker County public schools are close to home
Students can attend public schools in the Walker County district, graded a B by Niche. Chattanooga Valley Elementary is right in the middle of Flintstone neighborhood, with pre-kindergarten through fifth grade and is ranked the third-best elementary school in the county. Just a mile and a half away is Chattanooga Valley Middle, with a student-teacher ratio of 12 to 1. The Ridgeland High Panthers can enroll in AP and college preparation courses. Their baseball team is a longtime winner, with decades of successful seasons and state playoff victories. All three schools receive a B grade from Niche.
Local shops offer necessities close to homeShopping and Dining
Flintstone has a small but central commercial hub that locals from Lookout Mountain and Flintstone both enjoy. It may not have sprawling shopping plazas, but it provides necessities, from a local grocery store and a car repair shop to a pharmacy. For shopping centers and big-name retailers, including Target and Publix, folks will head east into Rossville or north into Chattanooga.
Chattanooga and its metro airport are about 13 miles away
Flintstone’s main thoroughfare, Highway 193/Route 17, is the most direct route into downtown Chattanooga, about 8 miles north. Residents who travel often will want to allow two hours to get from the mountain to Chattanooga Metro Airport. While it’s only about 13 miles away, it’s wise to allow for traffic near the city and close to Lookout Mountain.
Low crime rates are another benefit of living in Eagle Cliff
Flintstone has an overall CAP Index Crime Score of two, which is lower than the national average of four. The index measures a neighborhood’s crime risk on an ascending scale of one to ten.
