When Adams-Normandie first joined Los Angeles in 1896, it quickly became a neighborhood for well-to-do Angelenos, and their architectural tastes are still visible throughout the neighborhood. While the midcentury ranch-style homes dominate most of greater Los Angeles’s residential neighborhoods, Craftsman homes and bungalows line Adams-Normandie streets. Many of these homes are part of the Mills Act or are protected by Los Angeles’ Historic Preservation Zone. Buyers are attracted to the neighborhood’s history and ongoing sense of community.

Historic homes of Adams-Normandie
Adams-Normandie falls within Los Angeles’ Historic Preservation Zone. Many homes are nearing a century old or are older. The distinct eaves of Craftsman homes peak past palms and mature trees. Bungalows built in the 1920s still stand today. “There’s a type of buyer who's attracted to the old architecture,” says Natalie Neith, a Realtor with Compass Commercial who has been selling in Los Angeles since the 1990s. “They want character. When people are buying these houses, they know they have to maintain the integrity of the home.” While there are a few small homes under 1000 square feet that sell for under a million, prices generally start at $1 million and go up to $1.5 million. Many homes are enrolled in the Mills Act, one of California’s preservation initiatives, so homes can only be renovated following specific guidelines meant to preserve the house's historic integrity.
“My house was built in 1907, and my neighbor's was built in 1889,” says Marco Flores, a resident of 25 years and president of the Adams-Normandie Neighborhood Association. “I think people come here because they want a historic house, but they stay for the community. When people come here, they’re really going to live here. We get to know each other. We look out for each other and try to help each other.”

Loren Miller Recreation Center in Adams-Normandie
Loren Miller Recreation Center is centrally located within Adams-Normandie, and kids enjoy the playground. Multiple youth sports leagues operate out of the park, including basketball, soccer, cheer and dance, archery, tennis, and more. The lighted game courts are not exclusive to sports teams—the park is open to everyone, including dogs. Richardson Family Park, another park on the neighborhood's eastern side, is currently under construction and will be completed in the spring of 2025.

Landmark LA restaurants in the neighborhood
The restaurant scene in the neighborhood is vibrant and varied. Locals can find traditional American fare at places like Olympian Burgers, a South Los Angeles staple for over 30 years. Rincon Hondureño has been serving baleadas and pupusas for decades, while locals craving seafood can head to Jesse’s Camarones for shrimp tacos, oysters or fried fish. Himalayan House is one of the only restaurants in South Los Angeles serving authentic Nepalese food.
The shopping is less extensive. A few convenience stores are scattered on the corners of Adams-Normandie blocks. A Ralphs sits at the neighborhood's western edge, providing locals with necessities.

Adams-Normandie Neighborhood Association sponsors events
The Adams-Normandie Neighborhood Association organizes initiatives to strengthen the community. “Adams-Normandie Neighborhood Association organizes baskets for turkey and ham for Thanksgiving and Christmas, and people will bake and take goods to local service people like police and fire departments around the holidays,” says Flores. “People also do more casual things, like host barbeques and get-togethers at their homes. National Night Out in August is one of our biggest events,” says Flores. The annual event is well-attended by residents and government officials like the mayor and the city council members to promote partnership between the police and the community. Locals host a dinner with the police officers and the community members. During National Night Out, locals connect with government officials to discuss topics relevant to Adams-Normandie.
“The neighborhood feels like a small town in a big city,” says Neith. “People who live there tend to get to know their neighbors and socialize. People bond over owning an old home. They pass around professionals who can do renovations that align with preservation guidelines. It’s like having a support group. The historic houses bring people together. You don’t see that a lot on the West Side. People have potlucks. They hang out. You’ll see people sitting on each other’s porches and drinking wine.”

Kids attend Los Angeles Unified School District
The Los Angeles Unified School District serves the neighborhood. Local kids can attend kindergarten through fifth grade at Vermont Avenue Elementary, which earns a C-plus from Niche. From there, they go on to Johnnie L. Cochran Jr. Middle School, graded C. Students will graduate from West Adams Preparatory High School, graded B-minus. At West Adams Prep, students can enroll in three different academies: Global Cuisine and Hospitality Magnet; Science, Technology Engineering and Math; and Police Academy Magnet.
The neighborhood is also only a few miles from the University of Southern California. Although it doesn’t offer dual enrollment to LAUSD students, students may apply after graduating. The university also hosts events that might interest residents.

Interstate-10 access and ways to get around
Walk Score gives Adams-Nromandie a score of 79 out of 100, thanks to the network of sidewalks. Some locals might also choose to bike to work, shops or restaurants, as the neighborhood has a Bike Score of 69 out of 100. While it's not a stop on the Metrolink, the Los Angeles Metro Bus has a stop in Adams-Normandie and circulates throughout the neighborhood and the rest of the city. For residents who drive, Interstate 10 borders the neighborhood, connecting residents with the Los Angeles coast 13 miles away or anywhere else in the city. LAX, the nearest commercial airport, is 15 miles southwest of Adams-Normandie.
