Early 20th-century character homes

Arlington Heights is a residential neighborhood in Central Los Angeles with a wide range of early 20th-century character homes. Situated near Koreatown and West Adams, the development from those areas continues to spill over. "Arlington Heights is in the path of progress. There is a lot of investment coming to this area of town," says Dario Svidler, Partner CRE's executive vice president, who has almost $1 billion in career sales. Despite the investment, homes here list at more attainable price points than nearby neighborhoods. "It's affordable, and its location allows you to move around the city easily. It's about 30 minutes away from everything," says Realtor Will James of Lyon Stahl Investment Real Estate, who has over 15 years of brokerage experience.

Heavy emphasis on Craftsmans

The housing inventory in Arlington Heights consists primarily of single-family homes and multifamily units. "You've got old of school homes here, some are historical overlay, which means they're protected by the city," Svidler says. "This area is also known for affordable rents; it's got a lot of apartment buildings." Among the architectural styles on display are a collection of surprisingly intact American Foursquare, Craftsman and Spanish and Colonial Revival homes. The old Craftsman homes on Grammercy Place have large, manicured lawns and generous front yards. They feature quintessential period details like wide front porches, exposed beams and low-flung roofs with deep eaves. Single-family home prices typically range from around $750,000 to $1.5 million, depending on size and renovation status. Multifamily units usually list between $1.2 million and $4 million.

Commercial stretch on Washington Boulevard

Though Arlington Heights is mainly residential, a growing number of shops, restaurants and art galleries are popping up along Washington Boulevard. Galleries like Rory Devine Fine Art, Kristina Kite Gallery and David Horvitz’s 7th Avenue Garden feature a revolving door of contemporary art exhibitions. They are slowly turning this strip into a local cultural destination. "Washington still has a ways to go in terms of closed stores, but it's getting more investment," Svidler says. Nearby eateries include Surfas Culinary District, a specialty kitchenware shop with a popular Italian-style deli, and Spaccio Salumeria, a high-end Italian deli and market. Proximity to Koreatown means easy access to some of the best authentic cuisine in the city. The Market by Superior is a great place to stock up on groceries.

Catch One makes history

The neighborhood also features a little slice of LGBTQ history at Catch One dance bar. Established in 1973, it was one of the first Black, gay discos in the United States. It was a hangout for celebrities like Donna Summer, Janet Jackson, Rick James and Madonna. Today, it operates like a typical bi-level nightclub with regular sets by DJs, electronic musicians and rappers.

High school with a STEAM magnet program

Los Angeles Unified is an above-average urban district with a B-plus from Niche. Kids can start their education at Arlington Heights Elementary, a walkable community school graded C by Niche. Pio Pico Middle is graded C-plus. Founded in 1873, Los Angeles High School is Southern California's oldest public high school. It is graded C-plus by Niche. LAHS has a STEAM Magnet program geared toward students' interest in science, computer technology, graphic design and mathematics.

Shaded playground at Wilton Place Park

One of the only dedicated green spaces in Arlington Heights is Wilton Place Park, a little slice of a park at West Olympic Boulevard and South Wilton Place. The park rests under a canopy of shade trees, with fitness equipment and tables and chairs. There’s also a separate play structure, water fountains and a small grassy area. Washington Irving Pocket Park is situated on 13 acres adjacent to the Washington Irving branch of the Los Angeles Library, which is over 100 years old and on the National Register of Historic Places. Just south I-10, right outside the neighborhood, is Benny H. Potter West Avenues Memorial Park. The urban park has a robust accessible playground under a sunshade and a swing set. There are barbecue pits for a picnic and outdoor basketball courts. The park is safe and clean and a great place for kids to burn off some energy.

Immediate highway access

The southern border of Arlington Heights is I-10, giving residents direct access to downtown Los Angeles, which is about 5 miles east. "Highway noise is an issue south of Washington Boulevard, but they've walled off so much of the freeway in the last decade that it's not that bad," Svidler says. "If you're right next to it, obviously, it's going to be louder." Multiple four-lane boulevards run through the neighborhood, with traffic lights every few blocks. Driving the 15 miles to Los Angeles International Airport during unpredictable rush hours can take over an hour. About 3 miles away toward downtown, Dignity Health – California Hospital Medical Center is the closest hospital. For those who depend on public transit, there are bus routes on most of the main streets, and the Wilshire/Western metro station is a mile north.
