Set just 3 miles from downtown Los Angeles, Lincoln Heights is one of the city's oldest and most centrally located neighborhoods. “This was one of the first suburbs outside of downtown, so you have a lot of classic, old-school homes,” says Dario Svidler, Partners CRE's executive vice president, who has almost $1 billion in career sales. Lincoln Heights is a community on the rise, as its central location, abundant green space and vibrant artistic scene have overcome homebuyer concerns about crime, which has fallen in recent years and is on par with national numbers. Lincoln Heights has a CAP Index crime score of 5 out of 10, compared to the national average of 4. As the crime outlook has improved, housing prices have climbed, too. “A few years ago, I would’ve called it an up-and-coming neighborhood, but these days, it has definitely arrived,” says local Realtor Corrie Sommers of Compass, who went to MIT’s school of architecture. “You’ve got lots of historic homes with a real sense of community, and you’re right next to Elysian Park and downtown.”

Bungalow heavy and more renters than owners
There is a diversity of housing in Lincoln Heights, including single-family homes and a handful of condos, townhomes and multifamily units. The neighborhood is popular with renters who appreciate the comparatively reasonable rates. "This area is going to be popular with first-time buyers looking for a deal on an entry-level house," Svidler says. Homes were built in the early 20th century, with a broad selection of prewar bungalows, many Craftsman-style. Cozy homes on compact lots are priced between $500,000 and $1.4 million, depending on the size and state of renovation. Condos and townhomes are priced around $400,000 for a studio and $700,000 for something with three or more bedrooms. Multifamily units are common in this renter-heavy neighborhood — they’re priced between $600,000 for a duplex and $2.5 million for something more expansive.

Known for outstanding Mexican options
Lincoln Heights has a few commercial pockets with different shopping and dining options. There are various ethnic and convenience markets scattered around the neighborhood, but Big Saver Foods on North Broadway is the closest place to stock up on groceries. There’s also the Lincoln Heights Certified Farmers Market on Wednesday from 3 to 7 p.m. Lincoln Heights is known for Mexican restaurants, which include LA institutions like La Morenita or Maracas Cafe, which has been serving authentic Mexicali cuisine since 1963. For drinks on the town, the San Antonio Winery is the largest and oldest winery in LA. Founded in 1917, the winery has been serving Angelenos for over 100 years, and although they no longer grow their wines onsite, their tastings and tours are still wildly popular with locals and visitors.

High school with AP Chinese program
Los Angeles Unified is an above-average urban school district with a B grade from Niche. Griffin Avenue Elementary is a walkable community school graded B. Florence Nightingale Middle is graded B-minus by Niche. Also in the neighborhood, Abraham Lincoln is a highly-rated high school with an A grade. Lincoln Park is a standout outdoor amenity
Partially industrial with residential pockets, Lincoln Heights is home to and bordered by many community parks. Ela Park has views of downtown Los Angeles. The standout is Lincoln Park on Valley Boulevard, which has a recreation and senior citizen center. The park has a little lake with water features known to attract unfazed ducks and geese — and maybe a few pigeons — looking for a handout. A walking path is in the shadow of towering palms and other lush tree growth. Lincoln Park is loaded with amenities, like multiple indoor and outdoor sports facilities, outdoor fitness equipment, a pool and a robust children’s playground with a sandy bottom. The rec center runs after-school and summer youth programs and cultural programs. Margo Albert Theatre is on-site at the Plaza de la Raza. It’s a longtime community amateur theater offering various plays, concerts and lectures.

Direct highway access with a little traffic noise
Lincoln Heights has direct highway access, with Interstate 5 slicing through the neighborhood’s west side from north to south. Highway noise is an issue on the community's periphery, but the 5 sits at a different elevation and is walled off in some sections. Downtown Los Angeles is only 3 miles away via North Broadway and North Spring streets. A breezy commute by Southern California standards, it takes a maximum of 20 minutes to get downtown during rush hours. The main thoroughfare is North Broadway, a four-lane road with turning lanes lined with traffic lights and bus stops. Bus stops are along many other streets, and the Lincoln/Cypress light rail station is walkable from the northern section of the neighborhood.
