A tranquil neighborhood's history of fame
Mount Washington leaves residents star-struck with a history of celebrity visits and a relaxing vacation atmosphere. “There was a hotel at the top of Mt. Washington that used to be a getaway for the who’s who of downtown LA in the early 1900s. It became known as where the stars went to get away from the paparazzi,” says Realtor Cherryl Weaver, who works with RE/MAX Empower and bought her first home in the neighborhood. It’s easy to see why the famous gathered there — steep winding roads lead to dramatic vistas of the iconic LA skyline and the San Gabriel Mountains among hillsides dense with trees. “It’s very green, very lush and super commutable to downtown. It's often been described as similar to the Hollywood Hills, only further east,” Weaver says. Cut off from LA commuter traffic, the area stays peaceful and private only 5 miles away from downtown.

Varied architecture and historic homes
Along Mount Washington’s sloped streets — Eldred Street being one of the steepest in the entire city — there are assorted homes hidden behind thick vegetation and wrought iron fences. In 2013, the neighborhood was referred to as “architecturally blessed” by Curbed Los Angeles. It has many historic properties, like the midcentury Wolford House, the Prairie/Craftsman-style H. Stanley Bent House and the post-and-beam Pilot House. More home styles include Victorian mansions, California bungalows and midcentury modern homes. However, new construction is on the rarer side. “There’s some building going on but not a lot. With a special hillside ordinance to follow, it’s expensive to build,” Weaver says. Midcentury modern homes range between $2 million to $2.7 million, while contemporary houses can start from $1.1 million and go up to $2.8 million. “It’s just continuing to explode price-wise like everything else in LA,” Weaver says.

Parks with mountain views and more
There are numerous ways to spend time in the sunny SoCal area, specifically quiet, low-traffic parks often free from tourists. “There are open nature trails and open nature parks. Being away from everything is like living in a weekend retreat,” Weaver says. Elyria Canyon Park has hiking trails through wild woods with mountain views at the tops of the paths. At Cleland Park, parents can bring their kids to play at a splashpad, a shaded jungle gym and a swing set, all fenced-in to ensure child safety. Moon Canyon Park offers a short trail as well as panoramic views of the city below and the mountains.

Well-rated public schools
Students in the area go to the Los Angeles Unified School District, which earns a B-plus rating according to Niche. Schools include Mt. Washington Elementary School and Benjamin Franklin High School for middle through high school levels. The elementary school has an A-minus rating, while the middle/high school has a B-plus grade. “The elementary school has been among the top 10 in the school district for decades. Many people move there so their kids can go to one of the best schools around,” Weaver says. Every year, the elementary school’s Parent Teacher Association hosts “Mount Washington Made,” an annual craft fair to support the school.

5 miles to downtown Los Angeles
Mount Washington sits along the 110 freeway, giving neighbors direct access both to Pasadena to the northeast and downtown Los Angeles, a convenient 5-mile drive away. “Mount Washington is like a peaceful mountain retreat area away from everything, yet close to concerts and plays, the finest dining and everything LA has to offer,” Weaver says. For public transportation, locals can access Metro buses at a few stops. The nearest hospital is the Los Angeles General Medical Center, and the closest major airport is the Hollywood Burbank Airport about 10 miles away.

Restaurants and stores in proximity
Mount Washington is all parks and houses, but there are some local restaurants nearby. El Mar Azul is a blue food truck best known for its tostadas, and Fidel’s Pizza serves classic Italian dishes in a no-frills interior or on patio seating. Easy access to big events
Being a sleepy residential neighborhood, Mount Washington lacks big events, but that doesn’t mean neighbors don’t talk to each other. “People are really friendly up there since its away from the hustle and bustle,” Weaver says. To get back into a busy city atmosphere, residents can access multiple hubs for events. Mount Washington is only about 5 miles from the Crypto.com Arena in downtown LA, 5 miles from downtown Glendale and 10 miles from downtown Pasadena.
