A popular entry-level neighborhood in the core of Louisville
A wedge-shaped community in southeast Louisville, Prestonia is a neighborhood known for its accessibility. Home to many who help to make this city run smoothly, "Prestonia has always been a working-class neighborhood where many people start their homeownership journey," explains Deborah Cox, Realtor with RE/MAX. One of the reasons people are attracted to Prestonia is the area's proximity to some of the biggest attractions – and job providers – in the region, including: Churchill Downs, the University of Louisville, the Kentucky Expo Center and the Louisville Airport. Another part of Prestonia's appeal? The homes themselves. Mostly comprised of National styles – think small, simple, durable brick builds – these houses offer an entry point for many into ownership.
The Prestonia neighborhood is less than 10 miles from Downtown Louisville.
The streets of Prestonia are straight and the lot sizes are less than .25 acres in size.

Getting around the region with ease
One of the highlights of living in Prestonia is the ability to get around Louisville with ease. Cox notes that this is a major factor in the popularity of the neighborhood, citing nearby Interstates I-65 and I-264 as the main thoroughfares connecting residents to greater Louisville and beyond. The neighborhood itself is bikeable and offers walkable convenience within, however much of this is on the road as sidewalks are scarce. Bus routes via the Transit Authority of River City, stop in and around the area, getting folks where they need to be. The Louisville Airport is just south of Prestonia, which has its pros and cons. While it offers easy access to flights and plenty of job opportunities, the noise of regular flights passing overhead and the frequent traffic and congestion below, can detract from the quiet of daily life. For healthcare services, the University of Louisville Health – Mary & Elizabeth Hospital is also nearby and provides round-the-clock emergency medical care, just 5 miles southwest of Prestonia.
The TARC Bus line has many convenient stops in the Prestonia neighborhood.
Prestonia residents have quick access to the Muhammad Ali International Airport.

Prestonia residents keep it super local
Shopping and dining can be found up and down U.S. Route 61 – also known as Preston Highway – from which the neighborhood takes its name. Frank's Meat & Produce, a local favorite known for their meats, cheeses and fresh veggies, is also a great lunch spot serving up a small hot foods menu, as well as soups, sandwiches and sides. The family-owned Mirage Mediterranean serves popular dishes, like chicken shawarma and kofta kabobs, while across the street Craft House Pizza and Hometown Brewing offer up the classic combo of pizza and beer – and, the beer is brewed right on site. ALDI is another grocery store option for the neighborhood, while a little further out, the Lynnview Shopping Center is also home to an Ace Hardware store for when residents might need some home repairs, along with an assortment of other national retailers..20

From wild rides to wildlife
Green space is at a premium in Prestonia, so most residents head to nearby pocket parks like Camp Taylor Memorial Park, home to enjoy the community’s public pool, numerous play areas and a ball field. The Kentucky Kingdom amusement and waterpark is also just around the corner and provides seasonal fun, while golfers can get their game on at the Audubon Country Club, just across the tracks. When locals want to find some peace and tranquility without venturing too far from home, Beargrass Creek State Nature Preserve and the Louisville Nature Center are only 2 miles away, and easily accessible from the heart of Louisville.

Simple, sturdy homes in a mature community
Homes featuring National and bungalow architecture – many from the 1920s through 1950s – sit back from the streets, under welcoming trees that provide most lawns with great summer shade. Homeownership is common, with first-time buyers and long-time residents vastly outnumbering rentals that may turn over from year to year, offering a mature and established feel to the community. Off-street parking is prevalent, with many properties featuring driveways alongside the home and some even having single-car detached garages. Most homes in the neighborhood fetch between $175,000 and $325,000, and limited inventory plus a desirable location means these properties spend about half the national average time on market, so prospective home buyers may need to be prepared to move quickly.
There are no sidewalks in the Prestonia neighborhood for residents.

School choices abound in the Louisville school system
"The largest traditional high school in Louisville is near Prestonia and if you're lucky you can hear the marching band practicing, or you can take in a football game during football season," Cox says. Students living in Prestonia are in the Atherton Zone for public schools and generally start out at Camp Taylor Elementary, which received a C grade by Niche. However, parents may apply to a variety of school choices, including others within the Atherton Zone, or the Audubon Traditional Elementary magnet school, focused on traditional practices. From there, students may attend Noe Middle and Iroquois High, rated A-minus and C, respectively, or head to Thomas Jefferson Magnet Middle and Seneca High, rated C-minus and C-plus, respectively. Thomas Jefferson's magnet pathways include public service, engineering and design, business and communication. Louisville Male High School – the traditional high school – is co-ed and has a successful sports program. It earns an A from Niche and is rated the third-best high school in the Louisville area.
Camp Taylor elementary scored an A on niche.com for diversity.
Seneca High School offers a 14-1 student to teacher ratio according to Niche.com.
Thomas Jefferson Middle School is a public school that has 958 students.

Largest and finest flea market around
With a high residential density, Prestonian locals regularly head out of the neighborhood to attend events. Just under Route 65, the Kentucky Expo Center always has something going on, and the grounds are also home to the Highland Festival and the Kentucky Flea Market. The latter, billed as “the largest and finest flea market in the region,” runs once per season over a three-day weekend and may have up to 1000 vendor booths.
Noise is a concern
Despite the many conveniences of living in Prestonia, one major concern for some homeowners is noise. With the busy nearby roadways, airport traffic, festivities at the fairgrounds, Churchill Downs and Louisville downs and more, Prestonia is one of the noisier neighborhoods in the greater Louisville region, and prospective buyers will need to be aware of this.
The Prestonia neighborhood sits close to the Muhammad Ali Airport and has some plane noise.

There have been a number of robberies in my neighborhood, but my house has never been affected. When we first moved in, someone broke into my dad's car, but that was over 10 years ago. It seems that there isn't much crime at all, but it's still a lowkey issue that is at the back of our minds.
