Old-school atmosphere with modern convenience
Westwood, a serene neighborhood in Lower Yoder Township, offers a peaceful, community-focused lifestyle amidst the rolling hills of Cambria County. Located just a short drive from Johnstown, Westwood combines the charm of a close-knit community with the convenience of nearby urban amenities. "It's pretty spread out, with lots of ranch houses," says Adam Dugan, a real estate agent with Coldwell Banker Prestige Realty who grew up in the area. The neighborhood is known for its quiet, tree-lined streets, diverse architectural styles, and strong local identity. With easy access to both nature and city life, Westwood appeals to a wide range of residents seeking tranquility without sacrificing proximity to essential services and recreational opportunities.

Gunnison homes are among the traditional styles in Westwood
Westwood is home to traditional homes, primarily in the form of ranch styles and raised ranches. Notably, the neighborhood features Gunnison houses, a type of home built after World War II for returning GIs. “They’re small little houses, 750 to 950 square feet,” says Dugan. “The two-by-fours are turned sideways, so the walls are thinner.” Many of these homes have been adapted over the years, with residents often converting a third bedroom into a dining room. “Once the kids leave, people turn the third bedroom into that dining room they've always wanted,” says Dugan. Home prices in the area generally range from $60,000 to $175,000, with some larger or more updated properties exceeding $200,000. Prices in Westwood have seen significant increases recently. “Prices have nearly doubled since the pandemic,” Dugan notes, reflecting the rising demand in the area.
Smaller Gunnison homes can be found throughout the Westwood neighborhood.

An outdoorsy haven, with thousands of acres to enjoy
Westwood offers easy access to outdoor recreation, with several parks and natural areas nearby. Stackhouse Park is a favorite, offering trails that wind through scenic woodlands. The park is part of a larger network, including the Laurel Highlands Hiking Trail, which stretches 70 miles from just outside Johnstown. The region is also rich in water resources. “The Conemaugh and Stonycreek rivers are great for catching fish,” Dugan says. “They used to be heavily polluted but have healed over time.” Dugan also highlights the area’s abundant state game lands, with “50,000 acres of state game land” available for outdoor activities. Roxbury Park and Latteri Park offer additional spaces for sports, playgrounds, and community gatherings, making them popular spots for local families.
Westwood residents can get out into the mountains and nature at the nearby Laurel Highlands.

Westwood Plaza offers convenience close to home
Westwood is primarily residential, with essential services and dining options close by. “There’s not a lot of shopping, but there is a shopping center nearby,” Dugan explains. Westwood Plaza offers some convenience, and the area includes familiar fast-food chains and pizza places. “There’s enough so you don’t have to leave the hill,” says Dugan, referring to the neighborhood’s somewhat secluded location. A local highlight is The Silver Drive-in, a family-run movie theater with vintage style and vintage prices. "We like to call it 'The Great Cheap Date' around here," says Dugan. "You can get tickets, popcorn and drinks for the price of a ticket at most places." For dining, Old Farm Inn in Carrolltown and Amici's Ristorante & Pizzeria in Ebensburg are popular choices. For grocery shopping, residents have easy access to Giant Eagle and Walmart.
