And the project is only about halfway done. “It’s a very family-oriented community,” says David Cepeda, a local Realtor with Star Platinum Realty. “Everyone is very helpful to each other. Respectful. Neighbors help each other out.”

This development encompasses multiple subdivisions, with names like The Hammocks and The Orchards and The Pines. Westlake’s separate neighborhoods house myriad floor plans, from two bedrooms and 1,644 square feet to six bedrooms and 4,548 square feet. There are also some townhomes here, between 1,500 and 1,800 square feet. Houses around Westlake fill grassy green lawns, along quiet sidewalk-lined streets. And the crime score here is much better than the national average, according to the CAP Index. “It’s not just building new homes, it's also the atmosphere. That’s really what it’s all about,” says Dwayne Barrett, founder, president and CEO of Ibero Property Management & Real Estate Services.
Cepeda, who has several years of real estate experience in the area, says that Westlake will be roughly 6,000 homes when it’s built out but is at about 3,000 now. And for as new and popular as this development is, it’s still considered to be relatively accessibly priced. “Compared to other homes in nearby developments,” Cepeda says. Both single-family houses and townhomes here have price tags that start in the high $400,000s. The biggest, six-bedroom homes here come with prices that creep over $1 million.

Palm Beach County schools facilitate special programming
The School District of Palm Beach County extends into this area, a system that carries a B-plus overall grade on Niche. Many Westlake students can start at Golden Grove Elementary, an A-minus-rated school where they can enter the dedicated technology program. B-plus-rated Osceola Creek Middle has its own multimedia and television production program, which can carry over into the television and film production technology program at B-plus-rated Seminole Ridge Community High.

Fourth of July brings a big celebration
People who live here can enjoy some community events right in the neighborhood. The biggest is FourthFest, a Fourth of July party. “All the local residents within and outside Westlake are invited to see it,” Cepeda says. “It has a lot of family activities and fireworks.” Activities include a kids zone complete with a bounce house, plus food trucks and live music. The festivities take place adjacent to Adventure Park, along Kingfisher Boulevard.

Westlake is largely removed from major thoroughfares, adding to its quiet atmosphere. But commuters can take advantage of Seminole Pratt Whitney Boulevard to reach other locales. That artery connects with Southern Boulevard, which can take drivers to Florida’s Turnpike for trips up and down the rest of the South Florida region. Southern Boulevard can also transport people east to Palm Beach International Airport, about 20 miles away.

New commercial attractions, including restaurants, are opening up in the Westlake area as the housing development grows. Among them is Lewis Prime Grill, where the tomahawk steak is a hot item, Cepeda says. Jabrewski's Pizza Company is popular too, he says — not just for the pizza but also for the wings. Both spots are part of a shopping plaza along Seminole Pratt Whitney Boulevard that also features a Publix. There’s another Publix, plus a Winn-Dixie, a bit farther down Seminole Pratt Whitney, too.
