On the heels of the hustle and bustle of Texas Tech University, North Overton is a neighborhood that has become home to student life for Red Raiders faithful. Sitting on land originally donated by M.C. Overton, Lubbock’s first physician, the neighborhood running along the Broadway Street corridor north to 4th Street is more urban than its southern neighbor South Overton, with a mix of housing styles and restaurants that reflects the growth and importance of the student population. “So in the early 2000s in this North Overton area, there were no apartments, college living duplexes, quads, nothing,” says Cole Whisenhunt, a Realtor with Keller Williams. “Then over the last 20 years now as you drive down there, North Overton is filled all the way down to Avenue Q with college living. So just in the last 20 years that area got developed like crazy.” Originally developed in the early 1900s North Overton still maintains some of Lubbock’s older historic homes and buildings and some newer homes have been built to recapture the energy and spirit of the area.
Eclectic condos and townhouses and grand two-story homes
Homes in North Overton are a mix of sizes and styles. The neighborhood has a large selection of multi-family housing options, including condos and townhouses that can be purchased to set down roots or as investment properties to rent out to Texas Tech students looking for their abode away from home. Condos typically have three bedrooms with many buildings within walking or biking distance from campus, and townhouses are constructed in traditional rowhouse style, with arched roofs. Buyers can expect these types of properties to run between $250,000 and $350,000. Historic homes are scattered throughout the neighborhood. For a different look, the neighborhood has a selection of larger single-family homes featuring modern takes on classic architectural styles with stunning exterior brickwork, and two-story designs atypical of West Texas, running between $200,000 and $500,000. More modest single-story homes are available, with many being used as investment properties, typically listing for between $150,000 and $300,000.

Classic Texas Tech hangout spots for game time
If not finding the nearest tailgate, North Overton has a number of new and classic student haunts to catch the action. Established in 1982, Spanky’s sits on North University Avenue and is a popular hangout for Tech students to enjoy the Red Raiders game with old style burgers, margaritas and beer. For homestyle cooking and conversation, Pancake House is a classic American diner with walls covered in Texas Tech Red Raiders glory for hearty breakfasts, serving students and families for more than a half century. Sitting on Broadway, Monomyth Coffee is one of Lubbock’s newest coffee shops with a downtown vibe and custom caffeinated delicacies. For everyday shopping needs, a Walmart Supercenter sits right in the neighborhood. Just east of the neighborhood, the Buddy Holly Hall of Performing Arts and Sciences is Lubbock’s premier venue. The $158 million facility opened in 2021 and has three separate performance theaters.

High performing Lubbock Schools
Students attend Lubbock Independent School District, with some beginning at Ramirez Elementary School, moving on to Hutchinson Middle School and Lubbock High School. All three schools are rated A-minus or better on Niche. Lubbock High Students have an average SAT score of 1,200, and is the only school in the state of Texas to have a mariachi music program with a full ensemble. North Overton is close to Texas Tech University where more than 40,000 undergraduate students are pursuing degrees.

Community recreation and Red Raider football
Pioneer Park was renovated in 2023 with a new dog park, playground, sand volleyball court and a walking trail. Texas Tech Students will often sit and read under the mature trees while youngsters at neighboring Ramirez Elementary School use the jungle gym in this multi-generational community gathering space. Home of Texas Tech Red Raiders football, Jones AT&T Stadium is just west of Overton North, and is the heartbeat of Lubbock during football season. With seating capacity at close to 60,000, the stadium is noted for its distinctive double-T scoreboard modeled after the Texas Tech logo, and the Spanish renaissance themed façade added with the construction of the east building as part of a $25 million expansion project in 2008. Just south, the Pete Ragus Aquatic Center has a 50 meter indoor pool fit for competitions with bleachers. The facility is open to the public with an array of classes and hosts high school swimming competition as part of the Lubbock Independent School District.

North Overton sits about one mile from downtown Lubbock running along Broadway Avenue and US-82 on the north side. Lubbock Preston Smith International Airport is about seven miles north, offering service to several regional destinations.
