Walkable south Lubbock neighborhood fit for families

Named after former Texas Governor and Lubbock entrepreneur Preston Smith, the eponymous neighborhood is backed by a neighborhood school and a park that offers convenience and community for families. “It’s in the Lubbock ISD (independent school district) so it has a little bit lower taxes, it has some schools right there in the neighborhood, and a very nice large park with a pond, and prices are in the median range,” says Cindy Harrison, a Realtor with Texas Real Estate Group. Sitting in between the higher priced Lakeridge Country Club to the east and the Regal Park to the west, Preston Smith has homes at lower price points that track the average for Lubbock and are competitive for first-time home buyers and families in a walkable neighborhood lined with mature trees and well manicured sidewalks. “It’s a big attraction for families,” Harrison adds.

Greenspace and walkability set the tone

Phil Hoel Park sits right in the center of the neighborhood and is known for its meandering walking paths that encircle a large pond known as a quiet spot to cast a fishing line. It is also home to numerous species of birds who wander along the shore. For more active fun, Hoel Park also has tennis courts and a playground. Just east of Preston Smith, LakeRidge Country Club hosts one of Lubbock’s finest golf courses and also features a junior Olympic sized pool, a clubhouse and tennis courts. Jan Jennings Park sits just north of the neighborhood, extending from 82nd Street north to 73rd Street with an open field, walking paths and a pond.

Homes built for a family

Homes in Preston Smith are mostly a collection of ranch-style and Bungalow constructions with most built in the 80s and 90s. Preston Smith has properties built to raise a family and homes will typically have at least three bedrooms and around 1,500 square feet and two bathrooms with driveways and attached garages common. A single-family home is usually priced between $200,000 and $350,000, far cheaper than neighboring LakeRidge County Club or Regal Park. The neighborhood has a few newer builds on the northern and southern edges.

Lubbock Independent School District

Students begin at Preston Smith Elementary School, rated A-minus on Niche. The school sits within walking distance for many families and is backed by an active parent teacher association and has a community garden where students learn about different ecosystems while growing delicious vegetables. Students move on to Irons Middle School and Coronado High School, rated B-minus and B respectively.

Local family owned cuisine

Preston Smith sits close to the 82nd Street retail corridor with an abundance of shopping and dining options to choose from. Since 1973 Stella’s Restaurant has been bringing New York style Italian cuisine right to the table. Originally started in New York, the local favorite has been in Lubbock since the late 80s with its blend of inspired menu items with a West Texas twist. Picoso’s Mexican Kitchen prides itself on being embedded in the Lubbock community, investing in their staff and giving back. Voted one of Lubbock’s best new restaurants, Picoso’s has classic street style tacos and a variety of tasty combinations with traditional flavors. For everyday shopping, United Supermarkets sits just north of the neighborhood.

Loop access keeps residents in reach of downtown

Preston Smith is about 10 miles south of downtown Lubbock with access available via US-82 and Loop 289. For those without a vehicle, the nearest Citibus stop is about a mile outside the neighborhood on 82nd Street and Slide Road.
