Lubbock neighborhood rooted in history
As Lubbock’s oldest neighborhood, South Overton was founded in 1907 by Dr. M.C. Overton, Lubbock’s first physician, who had a vision in creating a residential community straddling the new and growing downtown core. Dr. Overton performed Lubbock’s first surgery in 1907 and was known for traveling up to 150 miles in a horse drawn buggy across West Texas ranch country to reach his patients in dedication to the people he served. In creating a community, Overton donated 640 acres of land covering about one square mile, making up what was then known as Overton Addition, where homes were developed on affordable land that would become home to high society. South Overton was named to the National Register of Historic Places in 1993 for its distinct character and abuts Texas Tech University. “They do very much protect that neighborhood,” says Cole Whisenhunt, a Realtor with Keller Williams. Today South Overton residents are keen on keeping the neighborhood historic. “We want to protect our historic district. It is on the National Register of Historic Places. It has the exact designation as Colonial Williamsburg. So that is the weighted importance of this neighborhood. It is a feather in our cap in Lubbock that we have a historic district like this,” noted Gretchen Scott of Lubbock Heritage Society in a public hearing opposing a student housing development. “Not everyone in Lubbock can afford to live in a gated neighborhood in Southwest Lubbock, nor do we want to. We love our neighborhoods inside the loop. We love our old neighborhoods. We love our historic neighborhoods. We want to live there.”
History written in the blueprints
Houses in South Overton date back to the 1920s with a unique collection of early 20th century architecture. Some homes sit on brick streets installed in the 1920s complemented by mature trees. The neighborhood features numerous examples of craftsman bungalows and Tudor revival style homes cited in South Overton’s Historic designation, with the neighborhood preserving the essence of middle-class American homes in the early 20th century. The history of Lubbock itself is written in the construction of many classic homes. On 17th Street, South Overton is home to the Leidigh House, a 1926 Colonial Revival that served as the official residence for Texas Tech’s dean of agriculture. Just down the street, the Walker House is the only remaining Arte Moderne building in the neighborhood, characterized by its distinctive brick patterns and wrap around windows. Some homes are used as investment properties and divided into multiple units with an abundance of Texas Tech University students nearby. Homes in South Overton typically run between $200,000 and $400,000.

Community parks and recreation
The Pete Ragus Aquatic Center has a 50 meter indoor pool fit for competitions with bleachers. The facility is open to the public with an array of classes and hosts high school swimming competition as part of the Lubbock Independent School District. McCrummen Park is just north of the neighborhood and is one of Lubbock’s oldest parks and named for a pioneering family. It is filled with open green space for passive reflection and enjoyment. Named for a longtime Lubbock Parks and Recreation Director, Stumpy Hamilton Park sits on 7 acres with open fields and mature, shady trees. Next door, Chapman Field is home to the Lubbock High School Westerners.

Bier Haus Lubbock is a German inspired Lubbock bar and restaurant with custom burgers and numerous beers on tap. The outdoor patio is dog friendly and welcome to four-legged companions. Highly rated Lubbock Schools
Students attend Lubbock Independent School District, with some beginning at Ramirez Elementary School, moving on to Hutchinson Middle School and Lubbock High School. All three schools are rated A-minus or better on Niche. Lubbock High Students have an average SAT score of 1,200, and is the only school in the state of Texas to have a mariachi music program with a full ensemble. North Overton is close to Texas Tech University where more than 40,000 undergraduate students are pursuing degrees.

On the edge of downtown Lubbock
South Overton is about one mile west of downtown Lubbock with quick access available via Broadway Street. Lubbock Preston Smith International Airport is seven miles north of the neighborhood offering service to several regional destinations. The closest emergency room is at University Medical Center only two miles away.
