A walkable Massachusetts community set next to Lynn’s town center, West Lynn offers a well-connected lifestyle on the Boston Metro area’s outskirts with a strong sense of pride. “West Lynn is a very strong, supportive and giving community,” says local broker Colleen Toner of Toner Real Estate. “Especially surrounding the schools, whenever there are sports programs, school activities, canned drives or fundraisers, the community is always actively involved.” Apart from the neighborhood’s tight-knit community, Toner says homebuyers are also attracted to West Lynn’s location for its convenience to all necessities, including schools, parks, shopping and transportation. “West Lynn is an easy commute to Boston for work, a short drive to the beach, close to shopping on Route 1 and has easy access to New Hampshire,” she says.
New England-style single-family homes
Residential streets are dotted with small businesses and shops in West Lynn. “There are pockets of independent retailers, but the neighborhood is mostly residential,” Toner says, adding that architectural styles reflect the New England setting. “It’s mostly a mix of New England colonial-styles and Cape Cods, though multifamily and apartment complexes are in the mix.” Condos and townhouses typically range in price from around $225,000 to $780,000, while vernacular single-family homes cost between $348,000 and $870,000. Multifamily investment properties can fetch between $900,000 and $1.4 million.

School zoning and top-rated athletics at Lynn Classical
West Lynn students may attend schools within the Lynn Public School District, which earns a C-plus overall grade from Niche. Depending on zoning, kids can start at Drewicz Elementary or William P. Connery Elementary, which both receive C-minus ratings. Students may continue to the C-rated Breed Middle School and Lynn Classical High School, which earns a B-minus. Home of the Rams, the high school boasts a top-rated athletics program with sports including boys and girls basketball teams that competed in the MIAA state tournament. North Shore Community College is located in Lynn and is an option for higher education.

Playgrounds close by and recreation at Lynn Woods Reservation
The Community Path of Lynn bisects the neighborhood and is part of the Northern Strand Community Trail, a 10-mile network stretching from Everett through Lynn. As locals meander down the paved community path, they come upon Northern Strand Linear Park, which features playground equipment — including slides, climbing walls and swings — along a part of the trail. Also along the trail sits the G.E.A.A. Field and adjacent Battery Park, which is a cluster of baseball fields and open space. Additional nearby recreational tracts include Breed Park and Hood Playground. One of the largest recreational attractions in Lynn is the Lynn Woods Reservation, a municipal forest park with several hiking trails. The park also features a stone observation tower, a golf course and scenic ponds.
Lynn Woods Reservation is a popular area for dog walkers and is a quick drive from Victory Road.

West Lynn restaurant staples and nearby shopping
A handful of local eateries keep the supportive community feeling alive. “Tony’s Pub is a staple for West Lynners,” Toner says. “It’s really good food and enjoyable for sports outings because they have lots of big screens and pub-style food.” Along with Tony’s, other long-standing community stalwarts include The Lido Café and Old Tyme Italian Cuisine. “All of these restaurants are family-owned and have been in business for over 40 years, which is rare,” Toner says. “They’re generous to the community and well-loved by all.”
While convenient businesses and stores are scattered around Lynn, most West Lynn residents head to Square One Mall off US Route 1 for bigger retailers. The mall features brand-name shops and big-box department stores including Macy’s, T.J. Maxx and Dick’s. Nearby grocery options include Market Basket and Stop & Shop.

Easy access to public transportation
While Western Avenue is Lynn’s major artery, the community also sits close to US Route 1, which connects drivers to Interstate 95, as well as to the heart of Boston, which sits about 13 miles south of Lynn. Lynn’s train station links commuters to Boston via the Newburyport/Rockport Line in about 23 minutes. Boston Logan International Airport sits approximately 13 miles from West Lynn.
