An Essex County town that still has its original 18th-century town hall and town green, Lynnfield is a peaceful community of about 13,000 people located around 15 miles north of Boston. “When I was growing up here, it was a very residential, sleepy town,” says Lori Kramich, a real estate agent with the Louise Touchette Team of Coldwell Banker Realty who’s lived in the area for decades. She says recent developments, like the MarketStreet shopping mall, have brought more business to the area, though the community still feels low-key.

One-stop-shopping and dining options at MarketStreet
Lynnfield’s retail and restaurant options have blossomed over the last decade. “When I was growing up, we had like one restaurant,” Kramich says. “MarketStreet has brought us to another level. People have another reason to come out to Lynnfield.” MarketStreet Lynnfield is a large open-air mall with over 90 restaurants and stores. Eateries range from fast casual spots to more elevated options, and shoppers have a mix of apparel and home goods companies to choose from. For groceries, there’s a Whole Foods in the same shopping complex. Near the mall are a couple of business parks where residents work at corporate offices.

Colonial Revivals and Cape Cods with higher than average prices
Classic New England homes sit along quiet, shaded streets throughout Lynnfield. Most Colonial Revivals, Cape Cods and ranch-style homes were built in the mid-to-late 1900s, while contemporary townhouses and New Traditional single-family homes were added in the 2000s. “The market has changed in the past five years,” Kramich says. “The starter market used to fluctuate between $500,000 and $650,000, but you don’t see those come along unless it’s a total remodel, or they’re 800 square feet.” In 2025, the median sales price was about $980,000, which is over double the national median. Demand in Lynnfield is still high, but developers face a challenge. “We don’t have a lot of extra land, so new developments have to contend with the existing developments,” Kramich says. For instance, a 55-plus community of single-family houses is slated to replace the driving range at the Sagamore Springs Golf Club.

Green spaces and hiking trails in Lynnfield
Lynnfield has a handful of parks with athletic courts and playgrounds, two 9-hole municipal golf courses and over 100 acres of conservation land. The Bow Ridge Reservation and Kallenberg Quarry occupy the highest points in Lynnfield and offer scenic views of the surrounding area. Both are popular spots for hiking, biking and bouldering. The Lynnfield Historical Society maintains the town’s 18th-century Meeting House, which hosts small events and civic celebrations around the town green. The society presents town and regional history programs each month at the Centre Congregational Church. During the summer, there's a free concert series on the town's common.The Lynnfield Art Guild has been supporting local artists since the 1960s, encouraging collaboration between enthusiasts and artisans through exhibitions, demonstrations and an annual Spring Festival. Interstate 95 and Route 1 both go to Boston
Residents depend on personal vehicles for errands or commuting to work. Interstate 95 and U.S. Route 1 both run through town and go about 15 miles south to Boston. “A lot of people don’t leave town for work since so many companies are still remote,” Kramich says. “But we still do have so much traffic around here.” Driving to Boston often takes at least 45 minutes. For longer trips, the Boston Logan International Airport is about 14 miles south of Lynnfield. The MelroseWakefield Hospital, which is around 7 miles south of Lynnfield, is the closest major hospital.
One of Massachusetts’ highest-ranked school districts
Lynnfield Public Schools serves about 2,200 students in town. Both the district and its high school, Lynnfield High, earn A ratings from Niche. The high school is ranked as the best in Essex County, and it offers Advanced Placement classes and some dual enrollment opportunities.
Students in grades 5-8th may enroll at Lynnfield Middle School.
Lynnfield High School is a four-year, coeducational public high school for students in grades nine through twelve residing in the town of Lynnfield.
