Suburban living 20 miles north of Seattle

Alderwood Manor is a small, suburban community where streets dead-end in quiet cul-de-sacs, and evergreen treetops dot the horizon. Located just 20 miles north of Seattle, it’s known for its proximity to Alderwood Mall, one of the largest and busiest shopping destinations in the area. It’s also within reach of the region’s great outdoors, from coastal recreation on Puget Sound to skiing and hiking in the North Cascade Mountains. The community, which is unincorporated, sits at the southwestern edge of Lynnwood, a small city with plenty of community parks, suburban homes and a handful of shops, a diverse array of restaurants and several grocery stores. “It’s a growing area. There are a lot of people relocating here for jobs at Microsoft or Boeing. There’s been a lot of new development in the last few decades, although that’s finally starting to slow down,” says Bruce Lystad, president of HomesNW, who’s based in nearby Mill Creek.

Alderwood Manor offers a mix of midcentury-era homes that sit alongside subdivisions built in the 1990s and 2000s. Older homes include ranch styles and split-levels, while the community’s newer homes feature contemporary architectural styles with open floorplans and spacious living spaces. Alderwood Mall is a regional shopping destination

Alderwood Manor has become nearly synonymous with Alderwood Mall, one of the largest in the region. While many malls have languished, this one still brings throngs of shoppers every weekend to its upscale apparel shops, department stores, restaurants and movie theaters. Big box and grocery stores are also nearby, including a Whole Foods, Lowe’s Home Improvement and Best Buy. Diverse dining, including many Asian options, are available in neighboring Lynnwood.

There are a few community parks within Alderwood Manor woven into the residential landscape. Alderwood Little League’s baseball diamonds come alive during the springtime. There’s also Heritage Park, a popular playground that backs up to a lush woodland. It’s also just 4 miles to coastal destinations on the Puget Sound and about 70 miles from ski resorts and national parks in the North Cascade Mountain Range.

Take the light rail from Lynnwood’s brand-new station

Alderwood Manor is situated near a major confluence of State Route 525 and Interstate 5, easing the commute for residents who work closer to Seattle or even in Everett. Those who prefer public transportation can hop on the train at Lynwood’s brand-new light rail station, which opened in August of 2024. “I’ve used it myself. You can pop down to Seattle for about three dollars. It’s about a 25-minute ride,” Lystad says. The Seattle-Tacoma International Airport is about 30 miles away, and the nearest medical center is Swedish Edmonds Campus, about 4 miles west.
