A vibrant downtown anchors this small North Carolina town
A walkable downtown district anchors Madison, a North Carolina town situated 30 miles north of Greensboro and Winston-Salem. Infused with Appalachian allure, the eclectic mix of stores along South Market Street enlivens the hamlet, as locals weave in and out of the colorful doorways to shop for antiques or grab a cup of coffee. The uptick in activity that the area has seen is partially due to a recent revival in the brick buildings that cluster along the street. “The older historic downtown buildings are in the process of being revitalized,” says local Realtor Phillip Stone, owner and partner of A New Dawn Realty. “New blood is coming into the area and breathing new life into the old, very charming buildings downtown. A few different businesses have come in, like a brewery and a coffee shop.” Along with a renewed sense of pride for its history and downtown district, Madison offers its residents access to outdoor recreation along the Dan and Mayo Rivers and convenient transportation options for commuting to the surrounding metropolitan areas.
Revitalization drives improvements to local retailers and restaurants
The revitalization efforts have allowed Madison to turn over a new leaf, especially for its long-time retailers and mainstays that have helped shape the community. “Madison Dry Goods has changed ownership to a younger owner who is keeping what people love about the store while freshening it up,” Stone says of the country store that dates to 1908. “And you’re seeing little boutiques and clothing stores pop up alongside the historical stores.” The country store is now a popular destination for its local antiques and artisanal goods, and its history as a hardware store and funeral home. Additional stalwarts of the walkable downtown that reflect Madison’s small-town charm include Loretta’s Vintage & Collectibles, The Mad Bean Café and the River Club Brewery. Further north along the US Route 220 business corridor, locals can access larger stores and retailers like Tractor Supply, Roses Discount Store and Food Lion.
Historic single-family homes retain Appalachian charm
While Madison is similar to neighboring Mayodan in many ways, Stone says its history sets the community apart, especially regarding housing stock. “A long time ago, Madison was the wealthier neighborhood, so you’ll see larger homes with more historic homes mixed in, and more ranch-style homes built in the ‘60s and ‘70s,” Stone says. “We’re starting to find people purchasing and renovating those homes.” Farmhouse-styles and cottages are also prominent here. Single-family homes typically range in price between $100,000 and $435,000. New construction lists around $240,000 to $345,000. “Madison’s zip code extends into the county as well, where you’ll see more of the new construction on the outskirts and county portion, but less inside the town limits,” Stone says. Parcels of land on the fringes of the county are also available for purchase.
An easy commute to Greensboro and surrounding metro areas
Proximity to the larger metropolitan areas that surround Madison also appeals to homebuyers. “Most people living in this community are commuting to work in High Point, Greensboro or Winston-Salem,” Stone says. “Their biggest draw is affordability, because the closer you get to Greensboro or these bigger cities, the more expensive it becomes.” US Highway 311 bisects Madison and becomes Route 220, linking to Interstate 73 to Greensboro, 30 miles south. “One of the largest things helping the area is upgrades to I-73 and the roads out of Greensboro,” Stone says. “It’s a driver of why people are moving here, because it greatly cuts down on commute times.” The drive typically takes around 35 minutes each way.
Academics and extracurriculars in Rockingham County Schools
Rockingham County Schools serves kids in Madison and earns a B overall from Niche. The district includes C-plus-rated John W. Dillard Elementary, where young scholars may begin their academic journey before advancing to Western Rockingham Middle School, which earns a B. Dalton McMichael High School receives a B-minus rating and offers Advanced Placement classes, gifted programs and a robust list of extracurricular clubs and activities. These include a VEX robotics team, Air Force JROTC and Academic Challenge Team, which has won multiple county championships.
Outdoor recreation along the Dan and Mayo Rivers
The Dan River is a source of outdoor recreation for Madison residents, who kayak, swim and fish in its waters, which rush over the spillway at Madison River Park. A hotspot for recreation and relaxation year-round, the park offers access to the river, picnic tables made of natural stone and hammocks slung underneath the canopy of established trees. “Rockingham County is pushing tourism towards the river trails and recreation, especially tubing,” Stone says. “A lot of people come into the area for that reason.” Idol Park is popular for its playground, and nearby Boneyard Archery is an attraction for bow hunters and archery enthusiasts. The Madison-Mayodan Recreation Department straddles the two neighboring towns and provides extensive programming, from youth and adult sports programs, summer camps and senior programs and workshops.
Seasonal events celebrate Madison's small community
Madison’s social calendar further supports its small-town charm and community. Seasonal events include a Christmas Tree Lighting and Downtown Trick-or-Treat. The Spring Into Madison Festival every April and Fall for Madison Festival every autumn are two of the most anticipated celebrations for community members. The festivals feature local artisans, vendors and family-friendly activities, complete with entertainment and live music.
