A straight shot 2 miles south of downtown, Bram’s Addition is an up-and-coming Southside Madison enclave. “The north and south ends of the city have been the parts of town that have historically lacked attention, but that’s changing,” says Solidarity Realty's Peggy Adams, who has lived in Madison for more than 30 years. “Options for building new housing are becoming few and far between because there’s just not that much land left in the city, so we’re seeing attention turning to some of these almost-forgotten parts of Madison now,” says the Realtor. Some changes are already visible, such as a smattering of new townhouses with brightly painted siding. The city just installed new play equipment in the neighborhood’s Penn Park, too. “This neighborhood has so many things to lean on, like the university and the hospital,” says Adams, referring to the University of Wisconsin-Madison and SSM Health St. Mary’s Hospital, both less than 10 minutes' drive from Bram’s Addition. According to Adams, “It’s a walkable area, close to employers and parks and not far from shopping. Prices here are just going to climb and climb as it gets even better.”

Ranch-style homes and new townhouses
The ranch-style and Craftsman homes lining the neighborhood’s shady residential streets were mostly built between the 1930s and 1950s. However, a handful of more recently constructed apartment complexes and townhouses are also scattered across Bram’s Addition. “There are quite a few rental properties in this area,” says Adams. In fact, a little more than half of the neighborhood is comprised of apartments. “The hospital and the university are under five minutes away from here, so it’s an easy commute for students and professors and hospital residents,” she says. “It’s just far enough away that there are mostly upper-level and grad students, which means less, if any, partying.” Most single-family homes list from $150,000 to $350,000, though newly built properties, including townhouses, can push asking prices from $350,000 to $400,000.

Highly rated local schools
Bram’s Addition kids attend schools in the highly rated Madison Metropolitan School District. Elementary school students attend Franklin Elementary from kindergarten through the second grade. The school earns a B-plus from Niche and sends students in the third through fifth grades on to Randall Elementary. Both it and Hamilton Middle score an A rating. This neighborhood is in a zone-optional area for high school, so families have several public options. The closest is West High, which also receives an A grade. Career-ready upperclassmen can apply to participate in the Early College STEM Academy, a two-year dual enrollment program in partnership with Madison College.

Sporty, interactive parks
Penn Park is less than a quarter mile from most homes, near the south end of the neighborhood. Its football field is the home of the Southside Raiders Football Club and Cheerleading Squad, but the park features other family-friendly amenities such as a playground and a gaga ball pit. Residents are within walking distance of Quann Park, too, thanks to a pedestrian entrance marked by the sprawling Quann Community Garden on Bram Street. The park is best known for its 11-acre off-leash dog park. It’s also accessible via the Wingra Creek Bike Path, which runs along the northern end of the neighborhood. On rainy days, folks can head across South Park Street to the Goodman South Madison branch of the Madison Public Library to check out a new read or attend one of its many programs, which include English language lessons and free lunches.

A popular corridor for international fare
For fresh produce, residents head to the South Madison Farmer’s Market, held on Sunday afternoons near the Goodman South Madison library. The weekly market has been connecting the community to fresh, locally sourced and often organic produce since 2002. For more groceries and other everyday essentials, there’s a Pick ‘n Save about a mile north on South Park Street. The thoroughfare is also a hub for international restaurants and markets. “There’s a lot of food options close to Bram’s Addition, from all different ethnicities, but there’s a lot of really good Hispanic and Mexican restaurants along Park Street,” says Adams. El Pastor is one such eatery that’s popular among locals for its jumbo margaritas and cantina atmosphere, while Silk Road is the go-to for Central Asian fare such as kebabs.

Getting around Madtown
Bram’s Addition sits right against two major Madison thoroughfares. South Park Street leads straight to downtown Madison, roughly 2 miles north or a five- to 10-minute drive, depending on traffic. “It’s a super accessible area as far as getting downtown. There’s a bus line that runs down South Park Street,” says Ben Kemp, assistant property manager with Wisconsin Management Company. SSM Health St. Mary’s Hospital-Madison is along this corridor, and the University of Wisconsin-Madison is directly north. To get around the metro area, folks hop on U.S. Route 18, better known locally as the Beltline. Dane County Regional Airport is a quick 20-minute drive northeast. Although the neighborhood is considered walkable and bikeable, most residents rely on their cars to navigate this heavily trafficked area.

Near a major Madison venue
A few streets over from the neighborhood’s residential streets is Alliant Energy Center, a multi-venue complex that draws in traffic from across the wider region. “Brat Fest, the world’s biggest brat festival, takes place there, as well as numerous concerts and comedy shows, even livestock shows. And it’s where the high schools graduate,” says Adams. Though noise complaints aren’t typically an issue, all the activity from the venue has been known to sometimes cause traffic backups along the Beltline.
