Established neighborhood offers convenience, green space and walkability
Parkwood Hills is a west-side Madison neighborhood bounded by Mineral Point Road, Old Sauk Road and Gammon Road, three busy thoroughfares that connect to downtown Madison and the Beltline Highway. “All of real estate is location, right, and Parkwood Hills is a magical location just in terms of how central it is,” says Mary Browning, a broker associate with Compass Realty. Residents can walk down tree-lined streets to schools and nature areas, and two shopping centers lie within 3 miles. A neighborhood association also plans seasonal events. “It’s just highly sought-after. It’s the whole package,” Browning says.
Varied designs and increasing home values along shady streets
“Most homes in Parkwood Hills were built in the 60s and 70s,” says Kietra Olson, Realtor with Realty Executives Cooper Spransy. Homes are stylistically diverse and include Colonial Revival, ranch, split-level and midcentury modern designs. Sidewalks run along shady streets and walking paths slice through the established greenery. “It’s very wooded and mature,” Browning says. “The homes are very generous. It’s very idyllic.” Prices for single-family homes start around $450,000 through $650,000, though some larger homes can range from $800,000 to just under $1 million. “The value of the homes has definitely increased over time,” Browning says. In addition to single-family homes, condos and duplexes sit close to Mineral Point Road and cost between $250,000 and $300,000.

Planetarium programs at Vel Phillips Memorial High School
Students in Parkwood Hills can attend John Muir Elementary School, rated a B by Niche. Gillespie Middle School is likewise rated a B. Vel Phillips Memorial High School earns an A and hosts the district’s planetarium, which provides educational programming for students and community members. Memorial also offers a robust selection of AP classes and athletics. “All the schools are within easy walking distance,” says Pete Waite, a Realtor with Stark Company Realty who also lives in the neighborhood.

Acres of nature at Owen Conservation Park
Owen Conservation Park offers nearly 100 acres of prairie and oak savannah. “It’s a great place for walking,” Waite says. Residents can play pickleball at the courts at Garner Park at the corner of Mineral Point and Rosa Road or have a picnic at the national award-winning shelter designed by architect Stuart William Gallagher. Summer brings many residents to Park Crest Swim & Tennis Club. “They have the all-city meet in the summer, so that’s a big attraction,” Waite says. In winter, people can ride down a sledding hill on Inner Road by Memorial High School.

Oakcrest Tavern has served the neighborhood since the 50s
Two significant shopping centers — West Towne Mall, at the corner of Gammon and Mineral Point, and Market Square, on Odana Road — lie under three miles from Parkwood Hills. Grocery options include Metcalfe’s Market on Mineral Point Road and Hy-Vee on Whitney Way. For dining, the west side is dominated by chain restaurants but does offer a few locally owned spots. “The Oakcrest Tavern is still there, and that’s a popular spot,” Waite says. Delaney’s Steakhouse and La Baguette are other nearby dining options. “Those are very nice places that add some authenticity to the area,” Browning says.

Convenient location inside the Beltline
Convenience is a major draw for Parkwood Hills, located under 5 miles from downtown Madison via Old Sauk Road and University Avenue. “You are inside the Beltline, but you can hop on the Beltline quickly," Waite says. "You can go the other direction to get downtown quickly. You can get to campus in 10 to 12 minutes." Buses run along all the major streets. “They added bike paths along University Avenue and Mineral Point Road,” Waite says. The Dane County Regional Airport is 10 miles away. UW Health University Hospital is just over 3 miles away.
Parkwood Hills Neighborhood Association hosts events year-round
The neighborhood association, which is voluntary to join and does not mandate HOA restrictions, hosts various seasonal events, from a sledding party in the winter to a pool party in the summer, to a Halloween bonfire and a spring planting day, among others. Opera in the Park is another annual tradition that takes place at Garner Park. “It’s a free show from the Madison Opera once a year,” Waite says.
