Established west side neighborhood in sought after location
Sauk Creek sits on Madison’s west side, just inside the Beltline between Mineral Point Road and Old Sauk Road. “It’s a tree lined neighborhood of 283 stately homes on quarter to half acre lots located within the west side Beltline boundary,” says Josh Blasi, a Realtor with Restaino & Associates. The area has not experienced much turnover of late. “In the last 58 months only 46 homes have sold, per SCWMLS, which comes out to less than 1 per month,” Blasi says. “This is low compared to other nearby Westside neighborhoods.” Convenience and location are major selling points. “Nearby conveniences include shopping, restaurants, banks, grocery stores, a public library, medical facilities and parks,” Blasi says. An active neighborhood association rounds out the key features of Sauk Creek.
Architectural style and curb appeal on large lots
Sauk Creek homes were built in several stages from the late 1980s through the 1990s. Styles include Colonial Revival, New Traditional and midcentury modern designs. “They’re nice custom homes versus the cookie-cutter homes that are being built currently,” says Laura Callahan, a Realtor with First Weber Realtors. “They have architectural style, they have great curb appeal, and it’s a nice mature neighborhood with larger lots.” Single-family homes cost between $500,000 and $700,000. Sauk Creek Estates, which is part of the neighborhood but also has its own homeowners’ association distinct from the Sauk Creek neighborhood association, is composed of the homes on Red Fox Trail and Gray Fox Trail. These homes can cost a little more than those in the rest of Sauk Creek; one sold in September 2024 for $825,000. Condos along Widgeon Way range in price from $350,000 to $450,000.

Student literary magazine wins award at Vel Phillips Memorial High
Students in Sauk Creek attend Crestwood Elementary if they live in the eastern part of the neighborhood along Farmington Way, or Muir Elementary, which serves the rest of the neighborhood. Crestwood earns a B-plus from Niche and Muir earns a B. Gillespie Middle School also earns a B, while Vel Phillips Memorial High School scores an A. Memorial offers a wide range of AP classes, athletic programs and extracurricular activities. One such, the “Memorial Spotlight” student-run literary magazine, was awarded a REALM First Class distinction, the highest honor in the competition, by the National Council of Teachers of English in 2023.

Small neighborhood parks and High Point Swim Club are nearby
Sauk Creek is home to several small parks, including Sauk Creek Park, where residents can enjoy the playground, gazebo and picnic tables, or play a game of soccer or basketball. Haen Family Park has similar amenities, plus a beach volleyball court. Larger Walnut Grove Park, just to the east of Sauk Creek, includes a dog park, a wooded area with hiking trails, tennis and basketball courts and lots of green space. “The High Point Swim Club is pretty darn close, too,” Callahan says. During colder months, Marcus Point Cinema across Mineral Point Road is there for indoor entertainment.

Novanta, Oliva and Swagat offer local culinary variety
While the neighborhood itself has not changed much since the final homes were built in the 90s, the surrounding area has. “Many modern conveniences have been added within a few miles in the last 10 years,” Blasi says. Shoppers can check out the array of shops at West Towne Mall or Middleton’s Greenway Station. While chain restaurants tend to dominate Madison’s west side, there are several locally owned dining options around Sauk Creek. These include Novanta, a Neapolitan pizzeria, Oliva, an Italian and Mediterranean restaurant, and Swagat, which serves authentic Indian cuisine. For groceries, Metro Market and Target are about 1 mile away on the other side of the Beltline.

Access to the Beltline Highway and direct routes downtown
Sauk Creek is just inside of Madison’s Beltline Highway, which can be accessed via either Mineral Point Road or Old Sauk Road. Both Mineral Point and Old Sauk are also routes into downtown Madison, about 7 miles away. “Lots of folks either work downtown at the hospitals or the University and it is literally a straight shot: only about a ten-minute drive,” Callahan says. An SSM clinic is on High Point Road right outside the neighborhood, and Meriter Hospital is near downtown, under 7 miles away. The Dane County Regional Airport is about 16 miles away.
Neighborhood association hosts events throughout the year
The neighborhood association hosts events throughout the year. “Sauk Creek hosts a mix of yearly events including a fall gathering and kids Halloween costume parade, 4th of July picnic and fire truck parade, Spring egg hunt, summer ice cream social and pool party, Westside Alder meet and greet, annual garage sales and more,” Blasi says.
