Community enthusiasm permeates Tamarack Trails

Tamarack Trails is a planned condominium community built about 50 years ago along Westfield Road and Tree Lane on Madison’s west side. “It’s 320 units on 57 acres of land with 9,000 trees, inside the Beltline in Madison,” says John Holbrook, an agent with First Weber Realtors who specializes in the area, having completed over 100 transactions in Tamarack Trails over the past 15 years. “I’ll talk about Tamarack to anybody who will listen,” Holbrook says. “Even to people who won’t listen!” Tamarack Trails features an active HOA that plans and offers a cohesive sense of community. Some residents even buy and sell within the neighborhood, and many new residents move there on the recommendation of friends and family. “A significant number of buyers are people who already live there,” Holbrook says. “People come to Tamarack, and they leave screaming and kicking.”

Walking distance to Gillespie Middle and Memorial High School

While residents tend to be older, Tamarack Trails does include people of all ages. “It’s very mixed between families, retirees and young professionals,” says Mary Browning, a broker associate with Compass Realty. Families with students can send their kids to Madison schools, such as Muir Elementary, which rates a B by Niche. Gillespie Middle School earns a B, while Vel Phillips Memorial High School earns an A. Gillespie and Memorial are under a mile away, allowing students to walk to and from school. Memorial offers over two dozen AP courses.

Trails, woods and a dog park at Walnut Grove Park

Residents can bring furry friends to Walnut Grove Park’s dog area, enjoy hiking trails in the wooded area or play games on the courts and fields. Haen Family Park on Tree Lane offers a volleyball court and a shelter. Tamarack Trails also has recreation options within the neighborhood. “It has community gardens, a massive pool and a community clubhouse,” Browning says. Marcus Point Cinema is 1 mile away for big-screen outings.

HOA events foster frequent social interactions

The HOA hosts neighborhood events such as a spring brunch and winter holiday party. But much of Tamarack Trails’ culture revolves around more casual social encounters. “There are activities at the association and sub-neighborhood levels,” Holbrook says. “Some areas have little cul-de-sacs, and there’s a lot of social interchange within those areas like book clubs and that sort of thing.” The pool is another connection point. “It’s a social magnet for many people,” Holbrook says.

West Towne Mall is right across the street

Tamarack Trails is close to a range of shopping and dining options. “You just walk across the street, and you’re at West Towne Mall,” Browning says. Metcalfe’s Market on Mineral Point Road is the closest grocery option under a mile away. Otto’s Restaurant & Bar serves Mediterranean dishes in a restored 1870s building. La Baguette is a French bakery and café that serves crepes and pastries. Saigon Noodles, a Vietnamese restaurant on Odana Road, is another Madison favorite, under 2 miles away.

Varied floor plans and forward-thinking HOA

While all homes in Tamarack are condominiums, most have distinct floorplans. “The original idea was that every place in the community would be unique,” Holbrook says. “Some would be ranch-styles, some would be free-standing, some would be connected to other buildings. It would be designed to fit on the land and serve many people’s desires and needs.” Homes can cost up to $589,000 on the neighborhood's western side, though most sales are in the $300,000 to $400,000 range. The homeowners’ association is active and known for effective long-term planning. “You haven’t had a special assessment in 45 years,” Holdbrook says. “The pool is being replaced as we speak. It’s a million-dollar project, but there’s no special assessment because they planned to do it.” Prices have increased along with demand due to these features. “I say, ‘It’s easy to sell in Tamarack because all you have to do is tell the truth,’” Holbrook says. “But that’s true.”

"Unparalleled” walkability and convenient location inside the Beltline

Tamarack Trails is known for its convenient location inside the Beltline. “You’re 2 minutes from the Beltline,” Browning says. “You’re 30 seconds from Mineral Point Road. You can get to Wisconsin’s campus in 12 minutes and Epic in 20 minutes.” Downtown Madison and UW Health’s University Hospital are under 10 miles east, while the Dane County Regional Airport is about 16 miles in the same direction. Paths and sidewalks line the streets for trips closer to home. “The walkability of Tamarack is unparalleled,” Browning says. “It really is a gem. It really is a gem.”
