Wexford Village’s network of trails part of widespread appeal
Wexford Village is a large, suburban neighborhood on Madison’s west side, just south of Middleton. Bounded by Old Sauk Road, Gammon Road and the Beltline Highway, the neighborhood is one of Madison’s most sought-after. “If you search for ‘best neighborhoods to live in Madison,’ Wexford Village is number 1,” says Jacki Lazorik, a longtime resident who has lived in Wexford for 34 years. “That’s exciting for us.” The neighborhood includes a park, ponds and an extensive network of trails while offering a convenient location for various age groups. “The neighborhood is changing,” Lazorik says. “It’s more younger families with children, which is wonderful, though us old timers are still here too. We love it here and couldn’t imagine moving.”
Varied home styles make up an intense housing market
Common styles are ranch homes, split-levels and Colonial Revival designs. The neighborhood also has condos, which can cost from $275,000 to $450,000. Large trees and attached garages are abundant in this sprawling neighborhood. “It’s definitely a great neighborhood to ride bikes with your kids or go for a long walk because it feels like it never ends and has big wide sidewalks,” says Erica Shanks, a real estate sales professional with Keller Williams Realty in Madison. Homes in Wexford Village don’t stay on the market long. “People put up their houses, and a week later, they sell,” Lazorik says. “Real estate-wise, it’s a really hot market.” Single-family homes can range in price from $415,000 to $630,000, with a few larger properties reaching over $700,000.

Stricker’s and Tiedeman’s Ponds provide a scenic figure-eight hike
Wexford Park is home to a wooded area, soccer fields, tennis courts and a skating rink for winter. A path cuts through the park that leads to Stricker’s Pond, where attentive residents might see snapping turtles, herons, killdeer and other wildlife. Just past Stricker’s Pond lies Tiedeman’s Pond Nature Preserve in Middleton, a 25-acre glacial kettle pond that’s also good for wildlife spotting. Residents can hike around both ponds in a figure-eight pattern that’s just over 2 miles long. There’s ample green space around the neighborhood path network as well. “The cul-de-sacs have greenway areas,” Lazorik says. “It’s great for kids to just pop outside and kick a ball around.”

Downtown Middleton is a bike ride away
The west side has many restaurants and shopping options, both chains and locally owned places. “You’ll never not have a place to eat within a mile radius of you,” Lazorik says. Some locally owned places include Swagat, which serves Indian cuisine, and Oliva, an Italian-Mediterranean restaurant. West Towne Mall is a mile away. The closest grocery option is Metcalfe’s Market on Mineral Point Road.
Middleton is another choice for shopping and dining. “It’s easy to either walk, bike or drive to downtown Middleton from Wexford,” Shanks says. “You just hop on High Point Road. The downtown area of Middleton has been revitalized. Decent nightlife is a short drive away, and Greenway Station is a nice shopping center that’s very convenient for Wexford.”

An extensive trail network is a unique neighborhood feature
Convenience is a significant part of Wexford’s appeal. “We have the Beltline really close,” Lazorik says. “And it’s a straight shot to downtown. Exactly 7 miles. I know, because I have walked it.” The Dane County Regional Airport is about 16 miles away, and UW Health University Hospital is 6 miles away toward downtown.
Walkability within the neighborhood is another draw. “I think the coolest thing about the neighborhood is the bike and walking trail system,” Shanks says. That trail system is extensive, linking up different parts of Wexford. “All these cul-de-sacs, they all have paths that connect them,” Lazorik says. “We walk down to the end of our cul-de-sac, and there’s a path right to the library and restaurants. You can’t beat that.”

Neighborhood spirit shines through during tough times
The Wexford Village Homes Association puts on neighborhood events throughout the year. “It’s a great garage sale neighborhood,” Shanks says. “And their decorations and the community around Halloween is really fun for kids.” There is also an Easter egg hunt and a Fourth of July Parade. Impromptu community spirit in Wexford can emerge during difficult times. “During Covid, we had neighbors that would play music,” Lazorik says. “He was a disc jockey, and he would set up his sound system, and everyone would go outside and dance, staying six feet apart. It was a really nice touch. They did that once a week. That was a cool thing.”
