Situated just beyond Zuma Beach along the Pacific Coast Highway, Malibu West is a bargain by local standards. “This is the most affordable neighborhood offering the Malibu lifestyle,” says Sandro Dazzan, managing partner of The Agency Malibu, who was born and raised in the city. “Families love it because it has starter homes, and it’s very safe — they have a guard gate at the top of the neighborhood.” The neighborhood's CAP Index Crime Score is 1 out of 10, compared to 4 nationally. Dazzan says it’s common to see kids on bikes and skateboards, as well as families walking dogs.

Residents have access to the Malibu West Beach Club
The winding streets in Malibu West are sleepy, and many end in cul-de-sacs. “The area up in Trancas Canyon was developed in the 1960s and ‘70s. It’s primarily smaller, one-story single-family homes between 2,000 and 3,000 square feet,” Dazzan says. Midcentury ranch-style homes are the most commonly seen. The majority of homes here go for between $2 million and $4 million, which is more affordable than Malibu on the whole. The median price of a single-family home in greater Malibu is around $6 million. One great amenity to this community is access to the Malibu West Beach Club, a private beach open only to the neighborhood's residents. Offering views from Point Dume to Victoria Point, the club and private event space is secluded from the world, tucked behind evergreen trees and hidden behind a gated entrance.

Santa Monica-Malibu Unified is a top-tier school district
Santa Monica-Malibu Unified is graded A-plus by Niche, making it one of the best school districts in the state. Kids can attend Malibu Elementary, graded A-minus by Niche, before moving on to Malibu Middle School, which gets an A. The neighborhood’s primary green space is Trancas Canyon Park, which is situated on about 15 acres, six of which is developed. This quiet community gem is well-known for its robust dog park, cowboy-themed playground and dedicated picnic areas. A couple of miles away, Zuma Beach is known for its wide white sands that stretch nearly two miles. It’s a surfing destination known for clean, clear water and robust surf. Zuma is also known for wildlife — dolphins can often be seen frolicking in the distance, and gray whales travel through during their winter migration. There is plenty of hiking nearby at Charmlee Wilderness Park, which has hiking trails and a nature center on over 500 acres.

Shopping and dining at the Trancas County Market
“Malibu West has walkability to the Trancas Country Market — a lot of people have golf carts and will drive them down there,” Dazzan says. The market is a barn-style retail center with boutique shopping, independent dining destinations and a Starbucks. Vintage Grocers is the place to stock up on groceries and sustainably sourced essentials. Warmly industrial and spacious with plenty of seating, Malibu Brewing Company is a taproom and eatery dedicated to craft beer and hospitality. Diners call it out for reasonable prices and scenic outdoor seating yards from the beach beyond the Pacific Coast Highway. Bluem Malibu (pronounced bloom) is an organic bakery that offers wax-sealed delivery of its specialties like olive oil cake.

Direct access to the PCH and quiet residential streets
Malibu West has direct access to the Pacific Coast Highway, which runs north to Oxnard and south to Santa Monica. It's about 10 miles west of the Malibu city center. Traffic on the PCH is always buzzing, but the quiet residential streets of the neighborhood don’t see any through traffic. A car is mandatory in Malibu as public transportation options are extremely limited, but there is a Metro bus that runs from LA to Malibu Beach. To catch a flight, Van Nuys Airport is about 35 miles northwest — for more flight options, Los Angeles International is 55 miles southeast.
Fire risk is substantial
Greater Malibu faces substantial fire risk due to dry, breezy conditions in the summer that can spread fire rapidly. In 2025, the Palisades Fire devastated parts of the city.
