Directly north of Manassas, you’ll find a verdant strip of Prince William County called Loch Lomond. Nearly 4,000 people have settled in this census-designated place (CDP), partly for its proximity to schools, parks and business corridors. However, its main draw is its collection of longstanding, classically designed homes with much lower prices than you’ll find in nearby Loudoun and Fairfax Counties. “It provides a great area to get out of the renting game and get into homeownership,” says real estate agent Steven Angeline of Samson Properties.

Just over 1,000 single-family homes line Loch Lomond’s winding, walkable streets and cul-de-sacs, all with Manassas addresses. Many were built during the 1940s and ‘50s, are under 2,000 square feet and, according to Angeline, typically cost between $350,000 and $450,000. Typical mid-20th-century design styles dominate the area, including brick ramblers (some raised), split-levels and Cape Cods. However, a few new constructions appear here and there, carrying heftier price tags. For instance, a 2022 Craftsman with five bedrooms and 3,400-plus square feet could cost in the mid-$700,000s.

Three Prince William County Public Schools serve Loch Lomond students, each with at least a B-minus from Niche. One of the area’s foremost day-to-day perks is the ease with which parents and students can reach each school. “Many residents are within walking distance of the elementary school, the middle school is only about a mile and a quarter away, and the high school is within 2 and a half miles,” Angeline says. Indeed, Loch Lomond Elementary operates conveniently within the CDP, welcoming over 500 students. After fifth grade, these students progress to Parkside Middle and eventually Osbourn Park High. U.S. News & World Report considers Osbourn Park the best Prince William County high school and among Virginia’s top 25. Here, teens can explore a diverse range of careers through courses in automotive, biotechnology, nursing and more.

“No matter where you live in Manassas, you’re probably no more than 2 to 3 miles away from parks, community centers and other recreational facilities,” Angeline says. Some Loch Lomond residents are even closer, with Fairmont Park less than a 15-minute walk west. Here, sluggers can compete on four baseball diamonds while energetic tots enjoy the playground. About a mile east of Loch Lomond, Stonewall Park offers soccer and football fields, a wooded walking trail and a public pool. Meanwhile, residents are about a five-minute drive from Manassas Park Dog Park, where four-footed friends can roam and socialize off the leash.

Sudley Road runs to the south of Loch Lomond, carrying drivers to various dining and shopping spots. Directly southeast of the area is Canterbury Village Shopping Center, with unique restaurants like Juke Box Diner. Once you enter, you’ll forget you’re in a Northern Virginia strip mall, with 1950s décor, tunes and American eats transporting you to the rural roadside eateries of yesteryear. A few doors down, Semifreddo Italian Cuisine provides a semi-casual setting to enjoy favorites like polenta and lamb meatballs. Follow Sudley Road to the west, and within minutes, you’ll be at Manassas Mall, featuring over 80 businesses, including Walmart Supercenter.

UVA Health’s Prince William Medical Center operates directly south of Loch Lomond, offering conveniently close care for residents in medical emergencies. Loch Lomond is roughly equidistant to Interstate 66 and Route 28, giving residents about a 15-minute drive to Centreville and a half-hour commute to Tysons.
