Massabesic Lake and residential neighborhoods south of Manchester
Located just on the other side of Interstate 93 from Crystal Lake is Southeast Manchester, a forested suburbia with 20th-century homes and clusters of cul-de-sacs. "East Manchester is appealing because of the larger lots, more privacy and the proximity to the lake. There's also a lot of conservation land, so it’s a quiet area,” says Joshua Winn, an area local and Realtor with Realty ONE Group Next Level. Lakeshore Drive is where the water treatment plant is located, which turns the waters of Massabesic Lake into safe drinking water for the city. However, that means locals can’t swim in the lake. Most of the residential houses are east of the lake and vary from historic homes to new constructions. East Industrial Park Drive has several warehouses and major industrial sites, but there are a few hidden shops and restaurants to be found. Commuters here benefit from proximity to the highways, the airport and downtown Manchester.

New and historic New England homes
Southeast Manchester has several winding streets that end in little cul-de-sacs around town. Tall pine trees and the ever-changing leaves of deciduous maples shade quiet backyards and streetscapes. "Cohas Avenue has seen a lot of new development. After 2000, the only direction to expand was into these rural areas. Because of conservation efforts, Cohas Avenue was the only place where new homes could be built,” Winn says. “Most of the new houses are bigger Colonial-style homes, more suited for families. They're not starter homes; they’re move-up houses." Modest Cape Cods and split-level homes on nice lots can cost between $250,000 and $400,000, while two-story Colonial-inspired builds from the 1990s and mid-2000s can cost between $450,000 and $700,000. Some have private pools or large, fenced yards and two-car garages. Renovated condo units with one to three bedrooms are often designed with mid-century aesthetics from the 1970s and 1980s. Some updated condos have modern appliances and lofted bedrooms, while others are more like small apartments. With little back decks and some shared yard space, these units can cost between $150,000 and $350,000.

Hiking trails, fishing and the local bowling alley
Massabesic Lake is the largest lake in the area. Because it is a freshwater drinking supply for the city, people cannot swim in it. Residents can canoe, kayak, fish, or hike the surrounding trails. They can take advantage of the water views at Blueberry Point or walk along the rocky coast at the Massabesic Cliffs, a hiking spot especially favored by people and their dogs. Boaters can launch their boats at the Deerneck Bridge Cartop Boat Launch on Bypass 28 or apply to be part of the Massabesic Yacht Club. Front Park sits on the lake and has walking trails, benches and places to sit and watch the waterfowl fly in and land on the lake’s calm waters. Across the street are a couple of ball fields and extra parking. Crystal Lake Park, on the other side of Interstate 93, has a small swimming beach and a playground. On Candia Road, Lakeside Lanes is a local bowling alley for after-work leagues and hangouts. Rockingham Recreational Trail off of Manchester Road is a hiking, biking, equestrian and running trail for those who enjoy getting outside.

Small-town local businesses and restaurants alongside industrial sites
East Industrial Park Drive has a mix of small businesses and industrial spaces. “We have the fire department there, Pizza Man, and spots like Great North Aleworks and Candia Road Brewery. It’s like a little Route 66—there's a bit of everything, giving it more of a small-town feel." Southeast Manchester residents often head into the city proper to check out downtown bars, clubs and restaurants, or they can take Candia Road up to the Massabesic Traffic Circle area. There, they will find a few local restaurants, such as Bonsai’s, which serves Chinese cuisine. Sandy’s Variety and Sub Shop has a takeaway sandwich and fried food options, while Moe Joe’s Family Restaurant has a classic breakfast diner atmosphere and an outdoor picnic table patio. "Goldenrod is one of the most popular ice cream places around. They're also known for their famous chicken tenders, sandwiches and burgers,” Winn says. “A lot of people get ice cream there and then head to the lake. You really don’t feel like you’re in the city; it's more peaceful and secluded." There is also a Moe Joe Country Diner on Industrial Park Drive for affordable breakfasts and coffee. Rizzas Pizza is a convenient takeaway spot, and up the street are not one but two Dunkin’ locations for coffee and donuts. For fast trips to the store, folks can stop at Nickles Market or Bodwell Food Mart, which both have a few basics and alcohol. Drivers can also head over to Hannaford and Queen City Ace Paint and Hardware off Hanover Street.

Manchester School District public schools
Students study within the Manchester School District, which is graded an overall C on Niche and is regarded highly for its diversity and college prep. For kindergarten through fifth grade, students can start at Green Acres School, which is graded a C. Green Acres has an active Parent Teacher Group that organizes several events throughout the year, including a Holiday Shop where items are wrapped by fifth-grade volunteers and a Spring Fling dance for kids. For grades six through eight, Henry J. McLaughlin Jr. Middle School is graded a C-minus and was named after a former Manchester superintendent. "The schools here are great. Green Acres Elementary shares a driveway with McLaughlin Middle School, and it was always less than five minutes from my house to either the schools or the lake,” Winn says. “There's even a sidewalk that goes over the highway on Island Pond Road, and one of the neighborhoods off that road has a path that leads directly to the schools." Manchester Memorial High School is graded a C-plus and supports student exchange programs.

Commutes to Manchester and proximity to the aiprort
Though there are no bus stops in the residential areas, there are several along Industrial Park Drive that operate under the City of Manchester Transit Authority. Southeast Manchester is about 5 miles from the Manchester-Boston Regional Airport, which drivers can reach in about 12 minutes via Perimeter Road. They can drive 4 miles to get downtown in about 12 minutes via Mammoth Road. The nearest hospital is Elliot Hospital on Auburn Street, about 3 miles away. The Mall of New Hampshire is 4 miles west in nearby Crystal Lake and has dozens of chain stores, indoor attractions like Dave and Busters and surrounding restaurants.
