A small community within a metro area
To the northwest of West Palm Beach is the small community of Mangonia Park, named after the town’s history of growing mangos in abundance in the early 20th century. The people who live here enjoy a slower pace in an area that’s also very close to the city. “It’s a small community that has its own government separate from West Palm Beach,” says Cole Leavitt, a Realtor with CPRE Organization with nearly 15 years of experience. “In a lot of ways, that’s a big advantage.”

Nearby lake
While the Atlantic Ocean is close, fishing opportunities are even closer at Lake Mangonia, a 500-plus-acre boating and fishing destination. Largemouth bass and channel catfish can be snared at this scenic spot. A boat ramp for the lake is located on Australian Avenue. The City of West Palm Beach uses the lake to host its summer youth and adult sailing programs. Addie L. Greene Park has a picnic pavilion, athletic fields, a basketball court and a playground within Mangonia Park. The picnic pavilion can be rented out for large gatherings.

A Palm Beach County tradition has a home in Mangonia Park
For almost a century, the family-owned McCray’s Backyard Bar-B-Q & Seafood Restaurant has served customers in Palm Beach County. About five years ago, a location opened in Mangonia Park. They call their style of food “Floribbean”—a combination of Floridian and Caribbean. They specialize in slow-grilled ribs, pulled pork, rib sandwiches, and seafood favorites like conch fritters. Caribbean food is featured prominently on the menu at Yaad Spice, with specialties like Jerk Chicken, Curry and BBQ Chicken. Grocery needs can be met at Presidente Supermarket at Poinciana Plaza.

Renovation opportunities and new townhouses
Some midcentury ranch-style and duplex homes in the neighborhood have been renovated, and some are ripe for investors to come in and do some sprucing up. “One of the advantages of being in a small community is that the government here understands properties much more than a bigger city government would,” Leavitt says. “As long as you’re making improvements up to code, there aren’t as many hurdles to clear.” The prices range from $300,000 to $500,000, with between 1,000 and 1,800 square feet of space and as many as four bedrooms. The Enclave at Mangonia Park is a gated townhouse community built in 2022. The three-bedroom contemporary-style units are priced between $400,000 and $500,000.

Tenth-largest school district in the country
The Palm Beach County School District is rated B-plus on Niche and is the 10th-largest school district in the country. Nearly 200,000 students attend district schools. The opportunity exists for kids in Mangonia Park to attend schools like West Riviera Elementary School, rated a C on Niche with a 19-to-1 student-teacher ratio. John F. Kennedy Middle School has nearly 900 students in grades six through eight and gets a C-plus from Niche. Palm Beach Lakes Community High School is also rated C-plus and offers Adult Education classes, including English as a Second Language.

Northernmost stop on the Tri-Rail line
The Mangonia Park rail station is the northern end of the Tri-Rail commuter rail line that links Miami, Fort Lauderdale and West Palm Beach. The name refers to the three counties the rail line serves: Palm Beach, Broward and Miami-Dade. Traveling from Mangonia Park to downtown Miami would take an hour and a half. Palm Tran is the public bus system with stops along 45th Street, Greenwood and Australian Avenues. Palm Beach International Airport is 6 miles to the south.
