Quiet suburban neighborhood with Manhattan community hubs
Home to the Riley County Fair and Manhattan High’s Bishop Stadium, CiCo is a community hub in western Manhattan. Carefully maintained lawns are commonplace, and the occasional sidewalk runs beneath the evergreens and black walnut trees shading each cul-de-sac. CiCo is close to both Fort Riley and Kansas State University, so many residents have ties to the organizations — but they aren’t just sticking around for class or work. “Honestly, we have had a lot of retirees coming in that went to K-State or have some kind of tie here that brings them back. Recently, an influx of kids graduated from Manhattan High and went on to K-State, and they came back to start their families here, so we are also seeing younger folks come in and come back,” says Lori Able of Hallmark Homes, an agent specializing in the Manhattan market. With homes making up about 75% of the neighborhood, things have an overall quiet, suburban feel; however, CiCo Park is a space known by the entire city.
Many of the newer homes in CiCo are spread out and sit on an acre of land.

From the cottages of Sharingbrook to the villas of Wyndham Heights
Single-family homes comprise most of the neighborhood, many of which sit on lots ranging from a quarter- to half-acre. Ranch-style homes line many streets, but architecture varies by subdivision. Cottages line the streets of Sharingbrook, while traditional homes circle the cul-de-sacs in Greystone. Wyndham Heights is one of the most sought-after homeowners associations in CiCo. The 65-lot community is a connected space where neighbors even look out for each other’s fur family with a pet directory. Three- and four-bedroom homes in the neighborhood typically have up to 2,500 square feet and cost between $230,000 and $370,000. Homes with over 3,000 square feet cost between $360,000 and $480,000, and the largest homes, with over 5,000 square feet, range from $530,000 to $890,000. These prices are a contrast to what they were even a year ago. “Home prices have gone up and are slated to go up another 9 to 12% again next year,” Able says.

Skating, walking and sledding at CiCo Park
CiCo’s 97-acre park, fittingly named CiCo Park, is located in the northern part of the neighborhood, just off Kimball Avenue. The green space encompasses a dog park, sledding hill and skate park — but it also includes community hubs such as Manhattan High’s Bishop Stadium, the Lud Fiser Youth Sports Complex and the meeting spaces at Pottorf Hall. Body First Wellness and Recreation Center is also in the neighborhood, and while it requires membership, the facility includes tennis courts and massage therapy. For golf outings, the nearest course is Colbert Hills, about 2 miles away. The course is public, and the clubhouse features Colbert’s Bar and Grill, a restaurant with American fare.

Access to USD 383 and Manhattan Area Technical College
The Manhattan-Ogden Unified School District 383 serves CiCo, and students are zoned for all A-graded schools according to Niche. They can begin their education at Amanda Arnold Elementary and transition to Susan B. Anthony Middle before heading to Manhattan High, a school with an 86% graduation rate that offers dual-enrollment courses through the Manhattan Area Technical College. Because the technical college is located in the neighborhood, residents of all ages can also pursue two-year programs such as dental hygiene and nursing by taking a quick bike ride down the street. Kansas State University is about 2 miles away for four-year programs and graduate degrees.
Students love attending Manhattan High School, the sports teams and classes.
Just minutes away, students can head to the Manhattan Area Technical College.
Many students head to K-State after Manhattan High School, and many come from out of town.

Shops and restaurants north and south of CiCo
Because Kimball and Anderson avenues border CiCo, residents can access the national retailers and local restaurants lining the thoroughfares. Along the neighborhood's southern edge, Dillons includes a full selection of groceries and surrounds stores like Marshalls and Walgreens. For dining out, Early Edition is across from CiCo Park and is known for its brunch classics, from biscuits and gravy to French toast. Other stops across Kimball Avenue include Paramour Coffee and Old Chicago.

Home to the Riley County Fair
Each July, the Riley County Fair takes place along the western edge of CiCo Park. The event includes farm animal exhibits, scone-baking contests and the Kaw Valley PRCA Rodeo.
CiCo has a traditional suburban feel and some of the city's most-loved events.
Bishop Stadium is at Cico Park & seats 4,000 spectators.

An easy drive to Aggieville and Fort Riley
CiCo is less than 4 miles from Aggieville, Kansas's oldest shopping and entertainment district. It is also 16 miles from the entrance of Fort Riley, making it one of the closest options in the western part of the city to the U.S. Army base, which has 15,000 active-duty service members. Manhattan Regional Airport is 7 miles away via Kimball Avenue and Scenic Drive for trips out of state. Overall, traffic isn’t a major concern in Manhattan. “Manhattan is pretty laid back unless it’s the weekend and K-State has a home football or basketball game going on — that brings a lot of people in to support the Wildcats,” Able says.
Locals head to Aggieville for bars, restaurants, shopping, movies and more.
For those working at Fort Riley, CiCo is one of the closer Manhattan neighborhoods to the base.

Risk of tornadoes in springtime
Because Manhattan is located in Tornado Alley, it does experience occasional hurricanes. The most recent storms in the city included an EF-1 tornado in June 2022 and an EF-4 tornado in June 2008. EF-1 tornadoes cause wind speeds between 86 and 110 miles per hour, while EF-4 tornadoes cause wind speeds between 166 and 200 miles per hour.
CiCo may be a suburb, but it's infused with small-town charm that makes Manhattan a destination.
