A variety of home styles and plenty of college students live in East Campus

East Campus sits on the edge of Kansas State University, one of about 10 neighborhoods surrounding the school, with homes built between 1920 and 2020. The southern half of the neighborhood features about 400 small to mid-size bungalows, split-levels, ranch-style homes and a few colonial-style homes. Manhattan Country Club occupies the northern half, along with larger four- and five-bedroom homes, often with 3,000 or more square feet. In addition to single-family homes and rental houses, buyers will find a few college sororities inside East Campus, including Kappa Alpha Theta and Chi Omega. “The most important thing that home buyers need to know about East Campus,” says Realtor Nancy Woodford with Blanton Realty, and a real estate agent for more than 30 years, “is that this is a high-rental neighborhood with lots of college students. You simply cannot separate the campus from the neighborhood.”

Aggieville draws students to the oldest shopping district in Kansas

Founded in 1898 with one bookstore, a necessity for students at what was then called Kansas State Agricultural College, Aggieville developed into a vibrant collegiate shopping district. Students and locals enjoy more than 10 shops, 20 bars and restaurants and frequent events often tied to K-State, from parades and pub crawls to to the Little Apple Drop on New Year’s Eve. Unique stores include On the Wildside, with the tagline “A Store for the Open-Minded.” Students frequent Aggieville dining spots including Nico’s Little Italy, which has traditional favorites like chicken parmesan and baked ravioli. Happy Hippie offers a health bar with breakfast burritos, smoothies and acai bowls. It doubles as a yoga studio and health and beauty salon. Bluemont Hotel offers a popular bar as well as accommodations for alumni and family who descend of Aggieville for Homecoming and graduation weekends. Manhattan Town Center, a mile east of Aggieville offers Dillards, JCPenney and an IMAX movie theater.

Goodnow Park and Tuttle Creek Lake offer nearby outdoor recreation

Goodnow Park was built in 1938 and provides 20 acres between North 5th Street and Highway 24. Little kids are welcomed with a tricycle path and a recently updated playground. The park also offers six picnic tables, grills and walking paths. Camping, boating, canoeing and fishing are popular pastimes at Tuttle Creek Lake, about 8 miles north of East Campus. Manhattan Country Club was founded in 1916 as the sixth country club in Kansas, with nine holes. Today, its 18-hole course is a centerpiece to property that also includes a clubhouse, swimming pool, fitness center, a casual restaurant and formal banquet space with views overlooking the course.

Century-old bungalows and midcentury split-levels are typical in East Campus

Homes in the southern half of East Campus are about 1 mile from the center of K-State’s main campus, allowing students and faculty quick access. While a majority of homes in East Campus are rented to college students, Realtor Megan Thornton, with Keller Williams One Legacy Partners and a Manhattan real estate agent for nearly four years, says, “While primarily a neighborhood of college rental houses, there are upscale homes near the Country Club, occupied by families who’ve lived there for 40-50 years. There are also homes in the northern and eastern parts of East Campus, farthest from campus, owned by professors and university employees.” Old-house lovers who want to tackle renovations themselves or investors looking for rental property will find two-bedroom bungalows from the 1920s from about $115,000 to $175,000. Four-bedroom houses with front porches and separate basement apartments have recently sold from $255,000 to $300,000. Single-family split-level homes have recently sold from about $300,000 to $500,000.

The Manhattan-Ogden Unified School District is A-rated by Niche

The Manhattan-Ogden Unified School District #383 serves public school students in Manhattan and is the No. 1 school district in Riley County. Students in East Campus may attend kindergarten through fifth grade at Bluemont Elementary, which receives a B-plus grade from Niche. Dwight D. Eisenhower Middle has an B-plus grade from Niche. It offers a summer sports program that supports school athletes and introduces new sports to interested students. A-rated Manhattan High is ranked Kansas's No. 10 best college prep public high school. It features a Career and Technical Education program providing pathways in agriculture, business and industrial technology. In January 2024, Manhattan High also began offering dual-credit classes taught by K-State faculty and summer programs at the College of Business.

aTa buses serve East Campus and surrounding neighborhoods

Manhattan Regional Airport is 7 miles southwest of K-State and reachable via Highway K-18. With Manhattan’s typically light traffic, the trip by car will take about 15 minutes. The aTa Bus is Mahattan’s primary source of public transportation. Bus stops are found along 11th Street and Moro Street in East Campus; there are plenty of aTa bus stops in West Campus. While East Campus residents often ride bicycles, scooters or drive the 1 mile trip to West Campus, car travel is the most common form of transportation on and off campus. Manhattan’s overall CAP Index crime score is 5 (on a scale of 1 to 10), while a score of 4 is the U.S. average. However, it scores a 7 for other violent crimes.

Aggieville hosts crowd-pleasing events year-round

Realtor Thornton says, “Aggieville is the place to be every month of the year. They kick off major events like the Aggieville Showdown and cattle drive in April and K-State events like K-State Band Spirit Night, which kicks off football season.” Manhattan City Park, one-half mile south of East Campus, offers frequent, recurring events, including Parents’ Night Out, held the last Friday of the month, where trained staff from Little Apples Day Camp provide games, pizza, movies and activities for kids from 5-12 years of age.
