A foodie destination for tourists and locals

A strip of practical stores on 14th Street, including Trader Joe’s, Nordstrom Rack and Whole Foods, covers basic needs, letting Gramercy residents focus on trendier neighborhood haunts. Gramercy Tavern and the bars at Gramercy Park Hotel are beloved neighborhood staples, offering iconic dining and social experiences that embody the area’s historic charm and upscale vibe. Pete’s Tavern, opened in 1864, is the city’s oldest continually operating restaurant; it’s still popular for steaks and elevated bar food. Other favorites of the neighborhood include:

  • Friend of a Farmer, a leader in farm-to-table dining since 1986
  • Casa Mono, known for Spanish tapas
  • Molly’s, which serves heartwarming Irish pub food
  • Posto, a staple for thin-crust pizza

Surprisingly spacious co-ops and exclusive park privileges

Old and new high-rises, which tower over much of Second and Third avenues, are contrasted by brick low-rises on side streets. New development brings a new element to the housing market of Gramercy Park, says Dylan Hoffman, a licensed associate real estate broker with Compass. “The neighborhood has been going through a bit of change over the last 5 to 8 years, as some older tenement-style buildings that may have had vacant apartments are coming down and new condos are coming to the neighborhood. The condos will bring more diversity and ultimately increase property values.” Studio prices can go as low as $350,000, and proper one-bedrooms range from $650,000 to $1.5 million. Co-ops dominate the market, and condos vary widely between $1.5 and $6 million — including much sought-after units that grant access to the gated Gramercy Park. “Co-ops in Gramercy are really large compared to other places in the city,” says Matthew Hakim, a Realtor who’s been selling homes in Gramercy for over 13 years. In the Art Deco Gramercy House building, for example, even studios can have high ceilings and spacious closets or dressing rooms. However, with larger spaces come stricter financial requirements from co-op boards.

Major subway meet-up

Gramercy brushes up against one of New York City’s busiest transit hubs — Union Square — connecting residents to eight different subway lines that go throughout Manhattan and Brooklyn. “You’re just a block and a half from one of the major hubs for trains and buses,” Hoffman says. “You can easily get to Brooklyn, and most of the subway lines go downtown.” The subway is a slightly farther walk from Second and First avenues, but a high concentration of CitiBike stations, plus buses on every avenue, mean options are always around the corner.

Gated green spaces, public and private

Gramercy Park proper, which has been closed to the public since 1844, is lovely to peek at through its historic metal gates, but only key-carrying residents of the 39 buildings directly surrounding the park can stroll inside. Beyond this exclusive oasis, the neighborhood enjoys other green spaces that contribute to its serene atmosphere. Union Square Park, just steps away, serves as a vibrant hub with its bustling Greenmarket, lively street performances and inviting amenities like a dog park, playgrounds and plenty of benches shaded by mature trees. A mix of top-rated public and private schools, plus nearby colleges

The Gramercy Park area has a mix of highly rated private and public schools. New York City’s District 2 includes several K-12 schools, including Gramercy Arts High School, which is located on Irving Place. Private schools in the neighborhood include top-rated The Ecole, an independent French American school, and Friends Seminary. Gramercy Park is also close to many higher education institutions. “The neighborhood can have a younger, college feel because of the proximity to The New School, NYU and Baruch College,” Hoffman says, adding that parents who have kids in the nearby colleges will also often buy in the neighborhood.
