With its massive digital billboards, Broadway theaters and constant crowds, Times Square is mostly thought of as a tourist hub. But many New Yorkers choose to make their home—or second home—here, even if the number of residential buildings is rather limited. “You feel enlivened when you walk out the door,” says Benita Greer, who moved with her husband Ed, a retired lawyer, to the Times Square area 18 years ago. “It really has everything. We take the subway system right near our house, but mostly we walk, that’s what we like the most.”

Numerous restaurant options, plus Food Emporium and Whole Foods
“Because of the businesses and the tourists, they do open a lot of new restaurants in the Times Square area,” Greer says. Along with the many eateries that cater to theater-going crowds—namely those along Restaurant Row—some have a more local vibe, including Le Marais and Empire Steak House for choice cuts, Mermaid Oyster Bar for seafood and Don Antonio for Naples-style pizzas. The trendy Rum House offers cocktails and nightly live music, while pubs like The Long Acre Tavern are gathering spots on game days. Delis and pharmacies conveniently dot the area and groceries can be found nearby at Food Emporium on Eighth Avenue and Whole Foods at Sixth Avenue, across from Bryant Park. Many clothing and accessories stores, including Sephora, line Seventh Avenue and Broadway, in the heart of Times Square, though they are often jam-packed with tourists.
Central Midtown location, but few condo buildings
Proximity to Midtown gives Times Square a uniquely accessible location, however there are a limited number of rentals and even fewer condos. Luxury condo towers include the 43-story Platinum building on West 46th Street, where two-bedrooms run around $2.2 million and 1600 Broadway on the Square, a 25-story condo building directly above the M&M’s store, with two-bedroom units priced around $1.5 million. “The area is really popular for investors and pied-à-terre buyers,” says Katherine Salyi, an associate broker at Sotheby’s International Realty who has been working in New York City real estate since 2000. “It’s a great neighborhood to be in if you want to have access to the cultural institutions that the Times Square area offers.” The Executive Plaza on West 51st Street has a mix of condo and rental units; one-bedroom condos typically are priced at $760,000, and neighbors might be corporate business travelers.
Annual events, including New Year’s Eve
Times Square has a constant hum of activity and a few massive annual events. It’s estimated that the Times Square Ball Drop on New Year’s Eve draws a million people to the area, with millions more watching on TV. In June, Pride floats and performances take place along Broadway, and during Solstice, yoga classes take over the Broadway pedestrian plazas.
Outdoor activities at Bryant Park
While the neighborhood is constantly bustling, reprieve can be found in nearby Bryant Park. Here office workers enjoy lunches at tables while people play at ping pong tables. In warm months, boot camp and yoga classes are offered, as well as regular concerts, movie nights and dance events.
Many subway lines, plus the Times Square Shuttle
A subway hub at West 42nd Street and Seventh Avenue makes Times Square extremely well-connected to the rest of the city. Multiple train lines converge here, as well as the Times Square Shuttle, which runs back and forth to Grand Central Station. Access to the A, C and E trains runs along Eighth Avenue.
Highly rated schools and a focus on the arts
PS 111 Adolph S Ochs serves pre-K through fifth grades and receives an A from Niche. Middle 297 is in the top 10% of best public middle schools in New York and also gets an A from Niche. Students with a passion for the arts can audition for the Repertory Company High School for the Theatre Arts, which produces musicals and student productions.
Light pollution and crowds are to be expected
The area’s massive digital billboards emit light 24-7 and the excessive light pollution should be taken into consideration. Heavy pedestrian congestion and high noise levels are also daily realities for much of the area. Crowds regularly gather outside of theaters, and it’s not unusual to have to snake through throngs of people in a single-file line along sidewalks.
