Situated along the Musconetcong River, Mansfield’s rolling hills and open farmland present residents with a distinctly rural experience – even though the township sits just 60 miles south of New York City. “I always say that Mansfield Township is distant suburban living,” says John Kruk, Owner-Broker with RE/MAX Town and Valley II and longtime resident of Warren County. “You definitely feel like you’re away from the troubles of the world here, but you aren’t far from things to do either – whether that means going to local spots, Hackettstown, or New York.” Mansfield Township’s rural landscape blends residential, agricultural and commercial life in a unique combo that offers access and serenity in equal parts.
Traditional styles sit on lush lots
Mansfield Township’s roads wind and slope in accordance with the peaks and valleys of the landscape, and homebuyers can find a number of traditional styles along them – such as Colonial Revival, ranch style and Cape Cod. “There’s a timeless, woodsy aesthetic to Mansfield,” says Maura Young, Realtor with Weichert Realtors. “Even compared to some of its neighbors in Warren County, it’s a lot less urban – so the houses are almost always on big lots with beautiful nature surrounding them.” In recent years, undeveloped land in the township has been developed and subdivided into a 55-plus community. Prices in the area typically range from $200,000 to $600,000 – with ranch styles and Cape Cods making up the lower end and Colonial Revivals being higher. Large custom estates, usually situated on several acres of land, can sometimes approach $1 million. “Post-covid, the market is really hot,” says Young. “People are realizing that it’s that much farther west, that much more private, and it offers great value – you can get quite a bit for your money.” According to the CAP Index, Mansfield Township earns a crime score of 1. The national average is 4.

Warren Hills Regional High students can get a head start on college credits
Students can begin at Mansfield Township Elementary School, which is part of the Mansfield Township School District and earns a Niche grade of B. From there, students integrate into the Warren Hills Regional School District to attend Warren Hills Regional Middle and Warren Hills Regional High – schools that earned Niche scores of B-minus and B, respectively. Warren Hills Regional High is known for its S.T.E.M. program, with AP and dual-credit courses aimed at helping students get a head start on post-graduate life.

Plenty of highway access to get around the tri-state area
Residents can make use of U.S. Route 46 to head towards the Pennsylvania-New Jersey border – just 20 miles west of Mansfield Township. Public transportation is limited to bus service that runs between the township to Trenton and Philadelphia, along with a shuttle service for senior citizens. Locals also have access to I-295, Route U.S. Route 68 and U.S. Route 130.
Pick up the essentials at local farmstands
“Mansfield isn’t really the place where you’ll find chains or big retailers,” says Young. “But you can still find plenty of charming mom-and-pops, along with antique shops and markets – it’s a really quaint little main street.” Residents can pick up groceries at the ShopRite off Allen Road, though things such as eggs, produce and dairy can also be picked up at any number of farmstands that sit outside the area’s active farms. Well Sweep Herb Farm is a particularly well-known example, with a market that’s specialized in herbs and perennials for over 50 years. Pasta Grill Mansfield offers authentic Italian cuisine in a cozy atmosphere. “Hackettstown has some really good restaurants, and Mansfield is just under that,” says Young. “The area also has the historic Beattystown, which has a lot of old buildings that have been repurposed.” Residents who make the short commute can check out an example of this at the Grand Avenue Tavern – a casual bar and restaurant located inside what was once the Claredon Hotel, originally built in the 1860s.

The Mansfield Recreation Elizabeth Bayne Shields Memorial Park is over 100 acres and features several sports fields, where the Mansfield Township Recreation Committee regularly runs youth sports programs such as basketball, cheerleading, football, soccer and more. Along the Morris Canal Greenway is Port Murray Park, which allows visitors to take in scenic views walking along its paths and trails. Nearby houses of worship include the Columbus Baptist Church and the St. Theodore Roman Catholic Church.
Pick-your-own tours and corn mazes at Donaldson Farms
Treelicious Orchards hosts weekly farmers markets every weekend from September through November, while Hackettstown’s Donaldson Farms features year-round events and attractions such as corn mazes, summer camps and pick-your-own berry, apple and pumpkin tours.
