Manvel, Texas is a small city with a welcoming atmosphere in the outskirts of the Houston metro, where the suburbs meet the rolling countryside of Brazoria County. With small-town amenities, highly rated schools and plenty of green space, this family-friendly community is bursting with all the makings of home. It’s also growing at a rapid clip, adding thousands of new residents over the past decade. As of 2022, there were nearly 15,000 people living here, up from 4,800 in 2010, an increase that’s been accompanied by new homes, commercial buildings and infrastructure. It’s only 25 miles from downtown Houston, making for a quick commute.

A new shopping plaza

Manvel Town Center is the newest addition to the city’s shopping and dining. Established in late 2023, the brand-new shopping plaza is home to an H-E-B grocery store, a gas station and a McDonald’s. On a calmer note, Froberg's Farm is full of pumpkin patches, where locals also enjoy berry-picking and fresh produce. Local eateries pack a punch when it comes to delicious dishes, and the ones here don’t disappoint. Manvel Seafood & Grill serves up a festive fusion of Asian and American cuisine with fresh seafood. At The Burger Barn, flavorful food takes center stage in the form of juicy burgers, crispy wings and chargrilled hot dogs with tasty, sweet treats for dessert. Several community events are hosted by the Alvin-Manvel Chamber of Commerce throughout the year, including the Brazoria County Fair to the annual Top Golf Fundraiser.

Community parks in the countryside

Iowa Colony City Park is the closest large park for many residents. It’s filled with all kinds of activities and adventures, with everything from baseball fields and basketball courts to covered playgrounds and a waterpark that sits on a lake. Residents can celebrate the second most popular sport in the world at the nearby Moosa Cricket Stadium. A premier sporting venue of its kind, the stadium provides space for cricket teams and leagues to play out their passion while stands of fans cheer them on. Camp Mohawk County Park is about 16 miles south of Manvel and offers a place for residents to enjoy the countryside with camping, hiking and canoeing on a three-acre lake.

Established neighborhoods and brand-new homes

The median home price in Manvel is around $470,000 and homes typically sell on average after two months on the market. The community offers a variety of housing styles, including ranch-style homes that sit on massive tree-dotted lots with enough yard space for any outdoor activity imaginable. More modern designs can be found in new home communities like Meridiana, which feature amazing amenities like community pools, lakes and trails, fitness centers and a community yacht that can be used for resident special events and overnight stays.

Highly rated schools

Students attend schools in the Alvin Independent School District, a top-rated regional district that holds an A rating from Niche, an online school review site. The district serves more than 27,000 students across several rural and suburban communities in the area. Students can attend Don Jeter Elementary and Manvel Junior High School to prepare themselves for Manvel High School. Accomplished in athletics and academics, Manvel High holds state titles in girls' basketball and boys' track, news writing and social studies. Jeter Elementary and Manvel High have an overall Niche score of A-minus, while Manvel Junior High has a B-plus.

Getting around Manvel

Texas State Highway 6 runs through the center of Manvel, offering an easy connection with the neighboring cities of Alvin and Iowa City. At the western edge of the city, residents can hop on Texas State Highway 288; it offers a direct route north to downtown Houston or south to Angleton. There’s no bus or rail line in Manvel so residents will likely need a vehicle to get around. The nearest major airport is William P. Hobby Airport, which offers nonstop domestic and international flights to places like Dallas, Las Vegas, Washington D.C. and Cancun, Mexico. The nearest medical center is Memorial Hermann Southeast Hospital, which is about 16 miles northeast of the city. There are a handful of places of worship in the city, primarily serving Christian congregants.

Below-average crime

Manvel has low rates of crime. There were 15 violent crimes reported in the city in 2022, putting it well below the national average, according to FBI stats. Overall, the number of violent crimes reported have ticked steadily upwards as the city has added new residents. There were 130 property crimes reported in 2022.
