The suburbs of San Lucas separate natural open space from development
San Lucas sits in the open desert of northwestern Marana, where residential streets curve around neighborhood parks. Although the community is alone on the north side of Interstate 10, new subdivisions are planned for construction to the west and commercial developments are planned for the region to the south, bringing new energy to this quiet area. “The biggest thing going out there is the downtown of Marana just across the [interstate],” says Realtor Brandon Thompson with eXp Realty, who has over 22 years of experience. “They’re going to basically have a Fort Worth Stockyards kind of deal, with an aquatic center around the corner.” The new shops, restaurants, and hotel additions contribute to this vision of a retail district like “Stockyards.” They will also increase the economic opportunities in this northern region of Tucson, which has a rural reputation because of its many farm fields.
Cul-de-sacs in a desert area with a low crime score
Although many homes are Spanish Revivals, each one on the cul-de-sacs has a separate personality, with Craftsman features and stone accents distinguishing them. Homes vary from one to two stories and are priced roughly between $275,000 and $450,000. Some backyards have a pool, and others have room for a patio and playset. “San Lucas was built out 10 years ago [around the 2010s], and what that benefit is it’s a bit cheaper, and also lower homeowners association [fees],” Thompson says, comparing it to the Gladden Farms neighborhood, which is still growing. San Lucas’ monthly payments range from about $20 to over $30. The neighborhood is encompassed by natural calm, with an open desert and Interstate 10 separating it from busy commercial and residential areas. Somewhat isolated, the neighborhood has a 1 out of 10 crime score on the CAP Index, while the nation maintains a 4.
Taking instruction and arts programs in Marana schools
San Lucas is zoned for Marana Unified School District schools; however, the district offers open enrollment so students can apply to any of its schools. Estes Elementary is a kindergarten through sixth-grade school and earns a B-minus from Niche. Marana Middle School has seventh and eighth-grade classrooms, while Marana High School oversees ninth through 12th-grade instruction. Both schools earn B grades from Niche and have various arts programs, including drama classes and clubs.
Pocket parks, an expansive community park and cycling the backcountry
Parks are pocketed between homes, so every cul-de-sac is within walking distance of a shade-covered playground or picnic area. San Lucas Community Park is the neighborhood’s most expansive space, featuring a sand volleyball area and dog park. Public restrooms sit adjacent to the park’s playground, which overlooks an open field and access point to the neighborhood-wide paved, multi-use trail system. The Owl Head trail has a parking area in the neighborhood’s western region, where cyclists trek the 32-mile loop across Tucson’s backcountry with views of the Owl Head Buttes to the east and Desert Peak farther west.
South of the neighborhood in the growing downtown area, the Marana Aquatic & Recreation Center is projected to open in May 2025. It will feature a 12-lane lap pool, recreation pool, fitness rooms and a three-court gymnasium. Pass options range from day to annual memberships, and rates vary slightly by residency status. This indoor space allows the public to remain active during sweltering summer days when many days peak over 100F. San Lucas is at an elevated risk of wildfires as part of the dry Sonoran Desert, which is known for this environmental concern.
Marana’s signature Founders’ Day celebration and fall festival
Founders’ Day at the Ed Honea Marana Municipal Complex is one of Marana’s five signature events. This celebration of the town’s founding takes place on the third Saturday of March and includes a car show, chalk art alley and balloon animal stations. Food trucks and artisan vendors set up to sell their products near tents. The fall festival, another signature event with vendor booths and food truck catering, is held on the third Saturday of October at Heritage River Park. This celebration features country music artists, carnival rides and a spooky garden walk. The Mutton Bustin’ Contest closes the evening with children competing to see who can stay on their sheep the longest.
Downtown Marana, a Fry’s and nearby shopping centers
Since Marana is a developing town, its downtown shopping and dining are limited to Main Street Grocery, fast food chains and restaurants such as Nico’s Mexican Food. A Fry’s Marketplace is also nearby. Downtown is the closest retail center to San Lucas. However, shopping centers with national retailers and additional restaurants are within a 12-mile drive, including the Tucson Premium Outlets and Arizona Pavilions Shopping Center.
Interstate 10 access to Tucson and the Tucson International Airport
San Lucas is just off the Interstate 10 exit, which connects the neighborhood to Tucson in about 22 miles and the Tucson International Airport (TUS) in around 32 miles. The Tucson International Airport has 19 direct flight options to domestic airports and ties to over 400 cities internationally.
