Paradise Gardens is a 55-and-over community with over 1,000 single-story homes split into four subdivisions. Each subdivision of this Margate neighborhood has its own home-owners association and clubhouse, where residents often gather to play cards, swim at the pool or host events. Residences are typically one-story with smaller manicured lawns and palm trees out front, with maintenance taken care of by an association. Most homes also back onto a canal, with small docks allowing for quick boating and fishing access. The community is also close to Margate’s parks, golf courses and shopping destinations. “Its name does it justice. It’s paradise,” says John Donohoo, president of Paradise Gardens Section IV HOA and a resident for over 10 years.

Ranch-style homes with an HOA
Homes can range between $300,000 and $450,000, with primarily single-story ranch-style homes available, mostly built in the 1970s. The community is HOA-controlled, with each subdivision having separate associations. Fees vary by property but can range between $200 and $300 per quarter, which provides residents with lawn care, property maintenance and membership to the clubhouse, says Donohoo.
Some homes in Paradise Gardens have fenced backyards for added security.

Clubhouses, golfing and nearby parks
The clubhouses in each subdivision have different amenities but usually come with a pool, shuffleboard court and a multipurpose room. Section IV also has a fitness center and card room. The subdivisions also hold different events, including bingo nights, seasonal dances, and Halloween parties. The community also has a volunteer group to assist residents, says Donohoo. “It’s a tremendous environment and a safe environment,” says Donohoo. The Oriole Golf Club is a public par 72 course that has been in the area since 1971. Donohoo says the course is also widely used by community members. Vinson Park has several baseball diamonds, a playground and a pavilion. Firefighters Park is north of the community on Rock Island Road and features tennis and pickleball courts, a soccer field and a dog park. The Margate Sports Complex is to the east and has a covered sports field, walking path and exercise stations.

Local environmental factors
While hurricane activity is a factor, the community is inland, so storms are less intense. Homes “enduring the hurricanes extremely well,” says Donohoo. Although rare, alligators have been spotted in the canals, but animal control teams respond quickly, adds Donohoo.
Local shopping destinations and dining options
Coral Square Mall is 3 miles to the west in Coral Springs and has retail stores, including JCPenny and Kohl’s, and big-box retailers. Several grocery stores are on U.S. 441, including Broward Meat & Fish Plus, Festival Supermarket, and Aldi. Publix has locations on Atlantic Boulevard and Coconut Creek Parkway. HCA Florida Northwest Hospital is 2 miles northeast.
Restaurants are outside the community and include a mix of local and chain spots. La Granja is a Peruvian restaurant that serves chicken and seafood. Manny’s Café and Bakery has empanadas and other baked goods. Lester’s Diner serves breakfast and lunch items.
The Festival Supermarket in Paradise Gardens is another option for residents to check out.

Local bus connections and highway access
Margate provides a shuttle service that connects the community with the mall and other locations. Broward County Transit provides bus service along Atlantic Boulevard. The closest airport is Fort Lauderdale-Hollywood International. The entrance to Florida’s Turnpike and Interstate 95 is east along Atlantic Boulevard.
West Atlantic Blvd passes right through Paradise Gardens, allowing residents to cross town easily.
State Road 441 is also accessible from Paradise Gardens.
