Known widely as Vineyard Haven, Tisbury is the technical name for the Martha’s Vineyard town with the year-round ferry. Outside of the heart of the Vineyard Haven downtown district, the town of Tisbury has a country feel. Boats float on Lake Tashmoo, residents live in contemporary shingle-style homes on spacious lots and golfers look out into the Vineyard Sound and soak up views of the Cape Cod town of Falmouth. Tisbury is part rural neighborhoods with big lots, part golf courses and Vineyard Sound beaches and part busy State Road with grocery stores, bakeries and service businesses. Stone walls line the sides of State Road, and hikers walk through a carved-out pathway in the woods for some fresh air.

Compounds and cottages on north side of Martha's Vineyard
Homes in Tisbury are affordable compared to other island towns like Chilmark and Edgartown. A one-story cottage can cost $850,000 in Tisbury, whereas in any other Vineyard town, it would probably cost more than $1 million. The median lot size in Tisbury is just under 1 acre, but even quarter-acre lots can feel hidden in the woods because of the surrounding trees and open land. Ranch-style houses from the 1970s can cost $1.1 million, contemporary homes with wide windows can go for $4 million and 20-acre beachfront family compounds can reach $24 million. On the northern tip of the island is the West Chop neighborhood, which has some of the best sunsets on the island. Tisbury tends to have more year-round residents than other towns like Oak Bluffs and Edgartown.
Waterfront houses with docks are highly desirable, says Win Baker, vice president of operations at Point 5 Realty in Edgartown, because residents can't build new ones. “Any house that has a dock, we always say it adds $1 million to the house,” he says. “Even if you have money and you don’t have a dock, you can’t get one. If you have an old one, you can fix it.” Sticker prices can be lower in Tisbury – at least by island standards -- but taxes are much higher. The property tax rate is $7.98, the highest of all six island towns. Residents are eligible for a residential rebate of up to 20%.

The beaches of Tisbury sit along the still-water Vineyard Sound. Lake Tashmoo Town Beach is a calm place to soak up the sun. It’s right next to Lake Tashmoo itself which opens into the Vineyard Sound via a gap in a stone wall. Boating and swimming are popular lakeside activities. “It’s funny. Plenty of people never get on a boat here other than a ferry, but since so many people come by a ferry, you always have a boat experience, which is kind of fun,” says Baker. “The island looks completely different from the water.” Waterside hikes happen at Wilfrid’s Pond, which has a walking trail through the woods. Golfers will appreciate Mink Meadows Golf Club, where they can tee off next to wide-open views of the Vineyard Sound. Dogs play in a fenced-in area at John G. Rogers Dog Park.

Bakeries and grocery stores along State Road
Tisbury is rural but has several shops and restaurants along State Road. Scottish Bakehouse serves coffee, breakfast sandwiches and baked goods like pie in a tiny, gray-shingled building. The Black Dog Bakery Café bakes cakes and serves food like Greek salad flatbreads in a small dining room with a brick outdoor patio. Island Fresh Pizza & Subs makes fresh pies and burgers. Local grocer Croning’s Market has a location along State Road where people often run into their neighbors while shopping. “Sometimes you don’t see people when they’ve lived here for 10 years. You’ll see them and you say, ‘why do I never run into you?’ while other people you get on the same errand circuit,” says Lisa Lucier, owner and broker of Anchor Realty in nearby Oak Bluffs. “You see them at the post office and the bank and you’re like, ‘you’re following me around because you’re in the same little routine.’”

Live theater and year-round artistic ventures
Martha’s Vineyard Playhouse features live theatrical performances in the summertime. During the off-season, the theater offers monthly poetry nights and screens classic movies on Mondays.
Arts-focused education
Kids in Tisbury can attend Tisbury School for kindergarten through eighth grade. The school is small, with about 300 students, and has an A-minus rating from Niche. Vocal training is available to kids in all grades, and children in grades 4-8 participate in musical theater. After eighth grade, kids move on to Martha’s Vineyard Regional High School, which serves all six towns on the island. The high school is a two-time National Blue Ribbon Schools award winner, rated B-plus.

Centrally located with easy ferry access
In Tisbury is the Vineyard Haven ferry, which runs year-round to Woods Hole and New Bedford. State Road connects Tisbury to Oak Bluffs and west to the up-island towns of West Tisbury, Chilmark and Aquinnah. Edgartown harbor is 15-20 minutes away via Edgartown-Vineyard Haven Road, and Martha’s Vineyard Airport is 15 minutes away by car. The airport offers year-round service via Cape Air and seasonal service via American Airlines, JetBlue and Delta.
