An older neighborhood in Maryville
Up a gentle slope from Central Maryville, the College Hill Historic District gets its name from its next-door neighbor, Maryville College. But the neighborhood’s late-20th and early-20th-century homes make it historic. “There are a handful of true Queen Anne and Victorian-style homes in the neighborhood,” says Sarah Monsarrat, Realtor for the Sarah & Shelly Team at Little River Realty. “It’s definitely true to the era.” College Hill offers those historic homes within walking distance from downtown Maryville, while still being convenient to the region’s largest city, Knoxville.
Historic late-19th and early-20th-century homes
The College Hill Historic District’s homes earned the neighborhood its place on the National Register of Historic Places. 80 of the houses in College Hill were built before 1939, with the oldest home constructed in 1880. These can range from Craftsman-style to bungalow, with some Queen Anne or Cape Cod-style homes in between. The single-family homes generally sell between $200,000 and $575,000 based on renovation status and size. With the college adjacent to the neighborhood, there are also some multifamily units for students at the school. “I’d call it more of an education-friendly community,” Monsarrat says. “But it’s really maybe more established families, established couples that live there.”
Maryville Corner Market in College Hill
The College Hill Historic District’s few businesses occupy Montvale Road, along the neighborhood’s western bounds. Alongside a few gas stations, the Maryville Corner Market stands out as College Hill’s only restaurant and shop as a staple for residents. “They kind of have a craft bar style,” Monsarrat says. “They have a market, or you can go and sit down, and they sometimes have live entertainment.” Otherwise, locals generally go downtown to Broadway Avenue — Maryville’s main street — for bars and restaurants such as Two Doors Down or Sullivan’s. For groceries, residents have a Publix or a Kroger within two miles.

Right across from Maryville College
Given its proximity to Maryville College, some students and professors live in the College Hill Historic District, with the neighborhood’s sidewalks making it an easy walk to campus. Residents also have the ability to walk less than a mile to the attractions of Central Maryville. Those heading to Knoxville for work or just for fun can drive the 20 miles to the city, while the region’s largest airport, McGhee Tyson Airport, is just five miles away.
Recreation close to the Great Smoky Mountains
The only park within the neighborhood, College Hill Park, offers a picnic shelter and a small swingset for kids to play on. But residents who want to get out for a little more recreation can find it just outside the College Hill Historic District. Spanning nine miles, the Maryville-Alcoa Greenway runs alongside Pistol Creek and is a favorite for bikers, joggers, and walkers alike. For a hike or a weekend in a mountain cabin, Great Smoky Mountains National Park begins just 20 miles southeast of Maryville.

Education in Maryville City Schools
Students in the College Hill Historic District attend Maryville City Schools, which ranks as the best school district in Tennessee from Niche. Kids start at Sam Houston Elementary School for kindergarten through third grade, then Coulter Grove Intermediate School for fourth through seventh. Both schools received an A grade from Niche. Kids then move on to the A-rated Maryville Junior High School, followed by Maryville High School, given an A-minus.

Historic College Hill Neighborhood Association events
As the residents’ association for the College Hill Historic District, the Historic College Hill Neighborhood Association puts on yearly events for the community. These include a progressive dinner — at which residents begin with appetizers at one neighborhood home before moving to other homes for dinner and meeting back up for dessert at the Maryville Corner Market — as well as a neighborhood block party. Locals also frequent the weekly farmers market during the warmer months in downtown Maryville.
