Farmland and ‘Hallmark movie setting’ near the Smokies
Residents of west Maryville and the nearby unincorporated parts of Blount County can quickly access anything ranging from boutique shops in a downtown with historic, small town charm to more spacious farmlands interspersed with creeks and fishing holes. This part of Blount County also sits right at the foothills of the Great Smoky Mountains. “It’s so quaint and almost like a Hallmark movie setting,” says Haley Van Edom, a Realtor with Realty Executives, who’s made a few sales in the west Maryville area. “It’s a very family friendly town. High school football is a big deal because they’re very, very good. It has a ‘Friday Night Lights’ kind of feel, especially if they’re playing a rival. It’s very much a Hallmark movie town.” Moving farther west from its downtown, Maryville has more modern developments characterized by groups of chain brands like Target and HomeGoods. Continuing west to Blount County — which includes the area sometimes referred to as Binfield — scenes with strong rural traits become more prevalent and have appealed to those seeking greater spaces and even enough room for animals. “It’s right at the foot of the Smokies. You’re going to get a little more space out there and more bang for your buck, as opposed to Maryville city,” Van Edom says in reference to county residents not needing to pay city property taxes. “It’s definitely a bit more rural, the houses are more spread out, but it’s still a great area and people really like it.”

Chain options on the west and unique dining in Downtown Maryville
A concentration of shops and restaurants, including many chain brands, can be found on the west side along U.S. highways 411, 129 and 321. The Foothills Mall is home to a Publix. Those looking to enjoy some comfort meals and beers and catch up on sports can stop by Aubrey’s Maryville, part of a chain of restaurants located throughout East Tennessee. Downtown Maryville, which is near Maryville College, features rows of brick buildings that house a number of vintage storefronts and institutions like the historic Capitol Theatre, an art deco style venue that was formerly the site of a movie house. The building today is a popular place for weddings and other events and even has an ice cream parlor. While its regulars will certainly find desserts there, the parlor specializes in gourmet coffee and espresso drinks. Bella, which opened just a few years ago, has gained popularity among locals who have enjoyed Italian selections within an elegant brick and stone interior. Those looking to pair a glass of wine or cocktail with a hearty meal can stop by the Diamondjack Restaurant, another still relatively new establishment.

On the foothills of the Great Smoky Mountains
A few trailheads south of Maryville give residents in area foot access to the Great Smoky Mountains National Park. They can, for example, travel to Top of the World Community and get on the Gold Mine Trailhead about 12 miles south of Maryville to hike a natural path through dense forest land. A few popular green spaces and outdoor amenities exist within Maryville itself. Cyclists can take to the winding Maryville-Alcoa Greenway for scenic rides. The path, which includes 18 miles of paved trail, follows Pistol Creek in the city and connects several parks. As its name suggests, it also connects to Alcoa to the north. One of the green spaces the trail passes through is Sandy Springs Park, where residents can relax outdoors at a picnic table or go for a jog amid the small, green hills and trees. Basketball players will also find some marked and painted courts. More natural charm and leisure can be found at Bicentennial Park near the downtown. The paths go over the Greenbelt Lake, taking users into neighboring Alcoa.
Pearson Springs Park parallels Pistol Creek and is connected to the Maryville Alcoa Greenway.

From ranch-styles to larger Traditionals
This part of Maryville and Blount County features a number of neighborhoods with spacious lots and low-cut grass, although the larger lands will be found farther west in the county. Neighborhoods on the western side of Maryville can feature roads with no sidewalks, lined by humble single-story homes occupying many lots that can span from a quarter of an acre to a half-acre. With ranch-style houses, minimal Traditionals and Cape Cops common, price points can run from the lower $300,000s to just under $500,000, with factors like overall house and lot size and condition playing some role. While they can occupy smaller lots — some of which slope — than many of the single-story houses, there are two-story Traditional style houses from the late 1990s that can run roughly between $400,000 to $700,000. More ranch-styles and single-story Traditionals can be found farther out into the county occupying lots that can well exceed an acre. Price points for many of these homes can run from the lower $400,000s to the lower to the lower $700,000s. “You’re definitely going to have beautiful views out there. You can find anything from land and a house in a neighborhood to a 100-acre farm out there,” Van Edom says.

Drone club at Montgomery Ridge
Students here attend either Maryville City Schools or Blount County Schools, depending on whether they live within Maryville itself or in the county outside the city limits. Schools in Maryville include Sam Houston Elementary School, Montgomery Ridge Intermediate School, Maryville Junior High School and Maryville High School, all of which received grades of A-minus or higher from Niche. Montgomery Ridge, which serves fourth to seventh grades, is ranked among the top 10 best public middle schools in Tennessee. Among its extracurricular activities is a drone club exclusively for seventh graders. The schools serving Blount County students include Carpenters Elementary School, Carpenters Middle School and William Blount High School, all of which received grades of B-minus or higher from Niche.
