A quiet home base for enjoying Mashpee attractions
Surrounded on all sides by rivers, marshes and pine barrens, the Seabrook neighborhood of Mashpee is a peaceful setting for enjoying life on Cape Cod. Though the nearby conservation areas offer hiking trails where nature lovers can hope to spot rabbits and migratory birds, people also spend their days exploring other areas of Mashpee. “You’re smack dab in the middle of things,” says Connor Gillen, Realtor with Keller Williams Realty Boston Southwest, who has summered in the area since he was a child. “You’re not far from the beach and golf courses in New Seabury, and the family-friendly activities and shopping in Mashpee Commons are also nearby.” Along the curving residential streets of the community, tall pines and mature rhododendron bushes line the way to cul-de-sacs. Behind them, driveways lead to wood-sided Cape Cods and Colonial Revivals from the late 1900s and early 2000s.

Hiking through pine barrens and swimming in the Nantucket Sound
The town of Mashpee is home to more than 5,000 acres of conservation land, much of which borders Seabrook. Trail runners and birders can start their day on the Pine Barrens Trail, which begins just north of the community. The trail passes through white cedar swamps and is home to several bird species, as well as whitetail deer, red foxes and New England cottontail rabbits. The nearest beaches are Mashpee Town Beach and Callie’s Beach, both around 4 miles away. The town beach borders the Nantucket and Vineyard Sound, while Callie’s lies along the calmer waters of Waquoit Bay. Waquoit is also a popular destination for trying — or watching — windsurfing due to its steady winds. Kayakers can launch their boats from Callie’s Beach, or from the Mashpee Pond beach at Attaquin Park, around 6 miles north. “It’s a popular area for playing golf,” Gillen says. Golfers can opt for the waterfront courses at New Seabury Country Club, about 3 miles away, and the tree-lined 18-hole course at the Quashnet Valley Country Club, just under 5 miles north. The Mashpee Recreation Department also organizes outdoor recreation for all ages, including swimming and stand-up paddleboard lessons at Attaquin Park, clamming classes on Seconsett Island and pickleball competitions. On rainy days, parents can take their kids to the Cape Cod Children’s Museum, around 2 miles east, which has interactive cape-themed exhibits.

Traditional cape-style homes in Seabrook
The compact neighborhood is divided into three distinct sections: Seabrook Village, the southern portion, which borders Hamblin Pond, and a small enclave along Wintergreen Road. Development for all of them began back in the 1970s and though some original homes remain, many have been updated or added onto to suit modern-day tastes. Architectural styles are “fairly traditional — it’s a mix of cottages and Cape Cods that have been updated and some Colonial Revivals,” Gillen says. Two- and three-bedroom Cape Cod-style residences set back from the water list in the mid-to-upper $600,000s, while four-bedroom capes with views of the pond usually run from $1.1 million to $2.3 million. Owners are responsible for maintaining their own septic systems. With several marshes and bodies of water nearby, some of the properties lie in flood zones. Those who purchase homes in flood-prone areas may be required to adhere to stricter housing codes and purchase additional flood insurance.

Nearby shopping and restaurants in Mashpee Commons
About 3 miles from Seabrook’s quiet residential streets is the walkable outdoor shopping area of Mashpee Commons, as well as several surrounding shopping plazas. People head to this area to browse the upscale clothing boutiques and pick up groceries from Roche Bros. or the locally owned Mashpee Fresh Market. There are also several restaurants, including Estia, which offers Greek food, and Bobby Byrne’s, serving Cape Cod-influenced pub favorites. Another closer option is Moto Pizza Falmouth, known for its brick oven-fired pies, which is less than 2 miles from most community homes.

Learning languages at Mashpee Public Schools
Children who live in Seabrook year-round are zoned for Mashpee Public Schools, a district that rates a B-plus on Niche. At Kenneth C. Coombs School, which gets a B-plus rating, kids can attend prekindergarten through second grades. Third through sixth graders can transition to the B-rated Quashnet School. Mashpee Middle-High School receives a B-plus score and serves grades seven through 12. Students in seventh grade begin their language studies with a course that includes the culture and language of the Wampanoag people. Other languages offered include Mandarin Chinese and Spanish.
Kenneth C. Coombs School is located in Mashpee and serves students pre-K to 2nd grade.
Mashpee Middle-High School serves students in grades 7th to 12th.

Enjoying Mashpee town events
Though the streets of Seabrook remain relatively quiet, there are family-friendly events around the town of Mashpee, especially in summer and early fall. On Tuesday evenings, the recreation department hosts a summer concert series at the Mashpee Community Park, about 5 miles from Seabrook. In Mashpee Commons, there are regularly scheduled outdoor movie nights, a weekly farmers market and the occasional car show or art show. Those who live in Seabrook all year can attend the Octoberfest celebration on the Mashpee Commons Green or participate in the annual Christmas parade.
Getting to and from Hyannis and Boston
Drivers can take two-lane Red Brook Road to connect to the cape’s main thoroughfare, state Route 28. The route leads east to Hyannis, about 15 miles away, where there is a seasonal weekend train service to Boston and a small commercial airport with flights to Boston, New York and Washington, D.C. State Route 28 also takes commuters off the cape and toward Boston, around 70 miles from Seabrook.
