Named after the Wampanoag word meaning “a place of resting,” the quiet beachfront town of Mattapoisett certainly lives up to its moniker. “It’s a beautiful coastal community with a picturesque village of 18th-century homes,” says Christopher Demakis, Realtor/owner of Demakis Family Real Estate and Mattapoisett native. “There’s a lot of pride in the town, a lot of history. We’re on Buzzards Bay, and we’ve got great beach communities.” First settled in 1750, the town spent the following century as a prominent whaling and ship-building outpost. In the late 19th century, Mattapoisett transitioned into more of a residential community and also became a popular vacation destination. However, despite the summertime tourism, the town is still home to a large group of year-round residents. “People are very friendly,” Demakis says. “You have a fairly diverse group of families and people from different walks of life, and everybody seems to get along.”
Jetties and private docks help give Mattapoisett waterfront properties areas to dock.
Ocean access at Mattapoisett Town Beach
Shipyard Park is a waterfront green space that acts as a central point of the community. The park is located between the Town Wharf and the Mattapoisett Town Beach, which has a resident-only parking lot, a small playground area, a clubhouse and a covered picnic shelter. Only a couple of blocks away from the waterfront is the Mattapoisett Public Library, which is known as “the heart of the community.” Ned’s Point Lighthouse is another popular spot among locals and features an outdoor grassy area and unobstructed views of the ocean. Residents here can use the Mattapoisett Rail Trail to walk, jog or bike along a pedestrian-only pathway that runs through town and along the waterfront. The trail travels past the Reservation Golf & Beach Club, a members-only association with a private 9-hole golf course and a sandy beach area.
Mattapoisett Harbor is just a short walk away from the majority of residential areas.
Historic homes dating back to the 1800s
Although Mattapoisett’s housing inventory is lower than it has been in the past, Demakis says that properties continue to steadily pop up on the market, with entry-level homes often being the quickest to sell. Most single-family properties here cost between approximately $500,000 and $800,000 – however, there are outliers on either of the range. Demakis notes that homes priced at $1 million and above typically average 30 or 40 days on the market – and buyers often pay cash. Historic residences are common in Mattapoisett, with several dating back to the 1800s. Cape Cods and colonial-style homes are prominent throughout the area.
Historic homes are plentiful throughout Mattapoisett, and can be as old as 250 years.
Boutique items at Town Wharf General Store
Located at Shipyard Park, the Town Wharf General Store is a family-owned gourmet grocery store that offers a range of boutique merchandise, souvenirs and food items. The adjacent Inn on Shipyard Park is a local hotel and popular dining spot that offers several different specialty menus. There are additional restaurants located along Country Road – also known as U.S. Route 6 – including Nick’s Homemade Pizza House, the Walrus & Captain café and Tastebuds, a pub-style eatery with a sports bar. For a wider selection of big box stores and supermarkets, residents can head to the nearby city of New Biddeford, situated less than 10 miles away from town.

Harbor Days is an annual summertime event
Demakis notes that Shipyard Park and the Mattapoisett Town Wharf are where a number of summertime events are held. “There’s all kinds of things going on down on our waterfront, from band concerts on Wednesday nights to car shows on Friday nights,” he says. One such event is Harbor Days, an annual weekend celebration organized by the Mattapoisett Lions Club that takes place in mid to late July. Harbor Days has a lot of local food vendors, and people will come set up booths to sell artisan goods; there’s also a craft fair and the Taste of the Town event, where people can sample different foods and drinks from local restaurants.
