A curve of the South River leads to a nautical community

Selby on the Bay is a year-round lake town home to several marinas, locally owned shops, restaurants and homes with waterfront views. “Everybody loves it here because it's a water-access neighborhood that’s very family-oriented. Anytime you drive through the neighborhood, you’ll see someone walking a dog or pushing a stroller,” says Rachel Best, a Realtor with Re/Max Leading Edge who has been selling in the area for over 14 years. She was born and raised in Edgewater and now lives only half a mile from her childhood home. “I’ve been to a lot of places that were fun to visit, but this is where I wanted to put down roots. It’s always been home.” Considered part of Edgewater, Selby on the Bay is a special community benefit district with no HOA fees, but a community fund is attached to residents’ property tax bills. The fund helps support community amenities and resources. Situated at the mouth of the South River which feeds into the Chesapeake Bay, there are many opportunities to get outside on the water. When it's time for a day on dry land, Annapolis and its major shopping centers are about 8 miles north. Popular restaurants like Old Stein Inn and Harper’s Waterfront are less than 2 miles from most homes, and charter fishing boats set sail from the Anchor Yacht Basin marina. With access to highly rated Anne Arundel County public schools and homes on quiet residential streets, Selby on the Bay is a popular choice for those who want to get away from the busy city.

A nautical neighborhood on Selby Bay

The Anchor Yacht Basin has been a full-service Marina in Selby for over 50 years. Several fishing charter boats anchor here, but for those who want to go on their own, the marina charges a fee to use their Travelift for hauling and launching personal watercraft. Further inland, Wild Kid Acres is a small homestead owned by Gerardo Martinez, a veteran who purchased the acreage in 2019. It has evolved over the years to be an educational space, where visitors can pet and learn about farm animals. Edgewater Dog Park supports both large and small dog breeds, and next door, Loch Haven Park has several sports fields for after-work leagues and a playground for family fun. South River Farm Park supports hiking and fishing along the peninsula. Selby Beach is open from dusk until dawn, and though dogs are not allowed, families and friends can swim together when the weather is warm.

Waterfront homes on the South River and Chesapeake Bay

Many houses in Selby have big bay windows, patios and wide porches overlooking the South River. Others are tucked away between pockets of woodlands, open green spaces or near the hustle and bustle of Mayo Road. Minimalist-styles like Cape Cods, split-levels and Colonial-inspired homes cost between $350,000 and around $550,000. Larger properties with four or more bedrooms vary between inland new and mid-century designs and residences that sit on the waterfront. These larger homes can range between $457,000 and over $1.5 million. Many properties on the South River may have their own private docks in Selby Bay, Brewer Creek or Pythers Cove. However, properties on the water may require flood insurance to protect against occasional flooding.

Annual events in nearby Annapolis

Nearby Annapolis is home to several events throughout the year. During the Naval Academy’s graduation week, locals can gather at City Dock Harbor to watch the U.S. Navy Blue Angels fly over the city in celebration. Four different boat shows take place in Annapolis throughout the year between April and October, where enthusiasts can explore several different models of sailboats and powerboats, purchase boating equipment or speak to industry professionals.

The Peninsula Farms Produce market has been selling locally grown food, jams, pickles and sauces for almost 40 years. The Mayo Barbershop across the street is a favorite among locals for a haircut, and down the road, Sam’s Market Deli and Grill has a few household essentials and a long sandwich menu. “Old Stein Inn is unique because it’s the only authentic German restaurant in the area.” Family owned since it opened in 1983, Old Stein Inn has been featured on the Food Network and has won multiple awards for its apple cheesecake and its Munster cheese and crab soup. Selby on the Bay is also “not that far from Main Street at South River Colony. It’s a shopping complex that’s about five minutes away,” Best says. For everyday essentials, Safeway, Weis Market and Giant are just a few miles north via Mayo Road.

Falling within the Anne Arundel County Public School district, graded an overall B on Niche, Selby on the Bay benefits from a few highly rated schools in town. Central Elementary School’s Enhancing Elementary Excellence (EEE or Triple-E) program lets students lead their STEM learning experiences. Established in 1977, Central Middle School’s Green Team STEAM Club educates students about environmental issues and hosts green initiatives around campus. Both schools are graded a B-plus on Niche. South River High School is graded an A, and offers courses in computer science, world and classical languages, music and art.

Accessible to Annapolis and Edgewater

Tucked between Edgewater and Mayo, Selby on the Beach is about 10 miles south of Annapolis. The Annapolis suburb of Parole is about 8 miles north, where locals can access the Westfield Annapolis Mall and several other big-box stores like Target, Best Buy and The Home Depot. The closest major airport is the Baltimore Washington International Thurgood Marshall Airport, which is about 29 miles away via Interstate 97. For emergencies or checkups, the Luminis Health Anne Arundel Medical Center is 8 miles away via Solomons Island Road. Only a 10-minute drive farther south along the peninsula are Beverly Triton Beach Park and the Mayo Beach Park. Both offer scenic views, natural shorelines and direct access to Chesapeake Bay.

Selby on the Bay’s community organization

Because it is a special community benefit district, the Selby on the Bay community organization offers its members access to private beaches, kayak racks and boat ramps. Selby on the Bay residents are also known for getting together for the holidays. “I’ve sold a number of homes in the area, one of which to my cousin, and we take our kids there to trick-or-treat together,” Best says. “It’s really fun, people decorate their golf carts for the occasion and drive around.” The Selby Community Clubhouse, a waterfront building with floor-to-ceiling glass windows, is a rentable venue for special occasions where kids can enjoy the communal playground and basketball courts.
