Fresh construction and modern, new traditional homes are finding their way into the green, never-ending fields east of Medford. “All that used to be pear orchards and agricultural lands,” says Rachel White, a realtor with eXp Realty, LLC, who grew up in Medford. “It’s a beautiful area at the foothills of the Roxy Ann Mountains.” Now, it consists of freshly developed subdivisions with easy access to big-box retail and chain dining tucked between two freeways.

New traditional homes come with Craftsman-inspired details
Young trees cast splotches of shadow on North Medford’s pristine sidewalks, lined with single-level new traditional homes. Most houses in the neighborhood cost between $350,000 and $500,000, constructed in the 2020s with Craftsman-influenced details like multiple gables, exposed rafters, and columns near the front door. New traditional homes with two levels usually come with a Pacific Northwest tuck-under garage and four bedrooms, fetching between $500,000 and $550,000.
However, buyers will also find older homes built in the 1980s and 1990s—as well as some from the 1970s—in playful shades of green and blue vinyl. Mostly coming with three bedrooms and single-level, ranch-style layouts, these homes cost between $330,000 and $385,000. "There are some older, ranch-style homes," White says. "It is a desirable area because of lot size, and people tend to stay in that neighborhood." Residents in the western part of the neighborhood may hear planes from the Rogue Valley International-Medford Airport soaring above.
Front lawns are well-maintained, especially with municipal policies on grass length and weeds. The dry, hot summers of Southern Oregon and the dense forests of the region may contribute to a higher risk of potential wildfires in the neighborhood, which the city prevents through laws like weed abatement.

The main commercial strip of North Medford lies between Crater Lake Highway and Rogue Valley Expressway, with big-box retailers like Old Navy, Sportsman’s Warehouse and Lowe’s Home Improvement. There are also a Walmart Supercenter and a Safeway between the two thoroughfares, as well as a handful of chain, fast-food eateries. Across from Lowe’s, local restaurant Shaker’s has been serving breakfast classics in Medford since 1999. For lunch and dinner, Kaleidoscope Pizzeria and Pub hand stretches, tosses and stone fires their pizza, offering an extensive list of vegetarian options. Grateful Dead memorabilia decorate the walls while dancing bears greet guests on the welcome mat and the cover of the menu.

Astrology, observatory and planetarium at North Medford High
North Medford is divided into three public elementary school zones: Wilson Elementary School, which receives a C from Niche; Kennedy Elementary School, which receives a B-minus; and B-rated Abraham Elementary School. Pre-teens may then attend Hedrick Middle School, which also receives a B, before potentially closing out their secondary education at North Medford High School. Students may choose from a selection of academic programs at the high school, which earns a six out of 10 from Great Schools, like the astronomy program with its observatory and planetarium. Career and technical education courses include architectural drafting and design, graphic design, marketing and wood manufacturing, while other academic pathways revolve around broadcast journalism, computer science and performing arts.

North Medford has access to several new and renovated city parks. Cedar Links Park opened in May 2021, with two freshly painted pickleball courts and a half-basketball court. The five-acre park connects to two miles of trails that meander through the nearby Cedar Landing development. Kennedy Park was upgraded and expanded in 2018 to include eight acres of land and a disc golf course.
Alternatively, there are multiple avenues for indoor recreation in the neighborhood. Lava Lanes bowling alley offers friendly competition, as well as arcade games with neon lights and wacky characters. With several bus stops throughout the neighborhood, residents can get around the city without a car using the Rogue Valley Transportation District (RVTD) services. Crater Lake Highway cuts vertically through North Medford, passing through its commercial cluster, which merges with the Rogue Valley Expressway near the southern tip of the neighborhood. Connecting residents with the communities of White City, Eagle Point and Shady Cove in the north, as well as with Interstate 5, the expressway also runs along the edge of the Rogue Valley International Medford Airport. There, travelers can fly directly to major cities like Portland, Seattle, San Francisco, Denver and Los Angeles.
