Roughly 25 years ago, Southeast Medford was undeveloped land, rife with possibility. Today, it is a collection of subdivisions, featuring new, contemporary builds, equipped with neighborhood parks, zoned for one of the best elementary schools in the district and surrounded by wine country and more potential. Along with the perks within Southeast Medford, it’s also close to one of the largest medical facilities in the area. “Asante Rogue Regional Medical Center is a half-mile down the road, so anyone who lives there is close—walking distance—to the hospital,” says Dixie Hackstedde, a principal broker with John L. Scott Real Estate. “It’s a regional hospital, so it’s very extensive and it’s always growing.”

Southeast Medford homes are among some of the priciest in the city, on average. With land that is yet to be developed surrounding existing subdivisions, the lots in Southeast Medford tend to be roomy. “People are looking for a little bit of a bigger lot with a good-sized backyard. We also have quite a few pools,” Hackstedde says. “Homes that are on smaller lots work well for people who don’t want to do a lot of yard work, but we also have condos and townhouses. It’s pretty varied.”
Regardless of lot size, contemporary traditional architecture dominates the neighborhood. Craftsman details embellish homes, most of which were built in the 2000s. Most single-level homes with three bedrooms cost between $520,000 and $620,000, while larger houses—mostly with four bedrooms—or those with unique designs can fetch between $650,000 and $750,000. Homes that cost close to $1 million often feature two stories and an Earth Advantage Certification, meaning they were built with sustainability in energy, health, land, materials and land in mind.

Southeast Medford is divided into two school districts
Southeast Medford is divided into two school systems: students who live north of Barnett Road may attend the Medford School District, while those who live in the south may attend the Phoenix-Talent School District. Hoover Elementary School is one of the top-rated elementary schools in the Medford School District, according to Niche, which grades it a B-plus. Oakdale Middle School opened in August 2023 to alleviate congestion in other schools and is housed in one of the city's most historic buildings. North Medford High School earns a 6 out of 10 from GreatSchools. Pathway programs centered around broadcast journalism, computer science, K-12 education, public service, performing arts and other disciplines allow students to explore different fields and get a head start on their postsecondary career plans. Students living south of Barnett Road may attend Orchard Hill Elementary and Talent Middle School, both graded a C by Niche, as well as Phoenix High School, which earns a B-plus.
Hoover Elementary serves students grades K - 5th.
North Medford High School serves grades 9-12th in the neighborhood.

Varietal tastings in Southern Oregon's wine country
Enjoying its post in the middle of Southern Oregon wine country, Southeast Medford is near several popular vineyards. Peter William Vineyard is just east of the neighborhood, while nearby RoxyAnn Winery has one of the area’s oldest and most popular tasting rooms. Padigan, a 26-acre estate vineyard, is another popular choice. Its tasting room patio offers views of a flower garden and endless rows of grape vines beyond billowing white curtains. Padigan’s varietals pair well with its menu, featuring house-smoked tri-tip, flatbread and baked brie.
Further north, shoppers will find an Albertsons for groceries and El Molcajete Mexican Grill, for generously sized margaritas and authentic Mexican cuisine in a cheerful interior adorned with colorful tiles. Fajitas, flautas, pork carnitas and carne asada are a few of the classics on the menu.

Sustainability efforts in Oregon Hills Park
Neighborhood parks are planted throughout Southeast Medford’s subdivisions. Summerfield Park’s bright red and blue playground is all but hidden within its subdivision, while Village Center Park offers more play opportunities a few streets away. There, locals will find two neon-colored playgrounds and a picnic table shaded by umbrellas, under which they can watch matches on the park’s pickleball courts or its half-basketball court.
Less than 2 miles north of the neighborhood, Oregon Hills Park merges recreation and sustainability, with features like native vegetation, solar panels that power the park pavilion lighting and annual stormwater treatment. Groceries and dining on Phoenix Road
Phoenix Road is the neighborhood’s western boundary, passing Albertsons and a few local restaurants on its way north to Summerfield Park. Meanwhile, Barnett Road runs across the neighborhood, dividing it into two school districts. Drivers can take it to reach the Asante Rogue Regional Medical Center, as well as Downtown Medford, about 5 miles away. Otherwise, residents can use the Rogue Valley Transportation District bus system to get around the neighborhood. Interstate 5, which passes through the center of Medford, travels north to Portland and south to California.
