Coastal living in growing Downtown Melbourne
Melbourne's coastal, cultural and commercial center is undergoing a transition. Streetscape improvements, luxury condominiums and businesses are injecting new life into Downtown Melbourne after some mainstays recently closed. Even as it grows, it's already marked by a busy shopping, dining and events scene. "You can easily walk to enjoy a great night downtown and come back to your oasis without having to drive," according to Anthony Romero, Realtor with Dale Sorensen Real Estate. "That's the lifestyle that everyone lives down there. It's a magical spot that's really just being noticed and still on the forefront of growth."
Waterfront condos and lush residential streets
The downtown landscape includes secluded, tree-lined streets and waterfront condos and townhouses. Residential streets branch off of New Haven Avenue, the main commercial road. Single-family homes include Spanish Revival, Minimal Traditional, ranch and bungalow-style properties ranging from around $300,000 to $900,000. Mature palms, pines and Spanish moss-draped oak trees help to buffer sound from the busy road. According to Romero, there is a high demand and a low supply in this sought-after area, but waterfront condos are adding to the luxury market. Condos generally range from about $600,000 to $2 million.
New Haven Avenue makes way for new businesses
Downtown Melbourne's personality shines on New Haven Avenue, with around 300 unique businesses. They include candle shops, plant nurseries, pubs and patio restaurants, and interactive experiences like painting with a twist and pottery. Some downtown favorites have recently closed, making way for new additions. Mister O1 has built a following for its thin-crust pizza since opening in 2021. "They're usually packed because people want that new-school, modern vibe," Romero says. It's one of around 20 dining options, including longtime favorites such as Meg O'Malley's, a traditional Irish pub established in 2000. The Landing Rooftop bar and restaurant overlooks the city lights and the Indian River.
Fishing and boating on the Indian River
The coastal lifestyle includes activities on the Crane Creek and the Indian River. Crane Creek is a calm manatee sanctuary accessible to kayaks and canoes. Holmes Park and Bean Park feature picnic pavilions and open grassy spaces near the water. Claude Edge Front Street is a larger community green space where locals can launch a motorized boat and fish on the pier. Sandy beaches are about 3 miles east across the Melbourne Causeway. The Melbourne Yacht Club offers a social outlet, with sailing competitions and group trips to the Bahamas and the Keys.
Advanced pathways at Brevard Public Schools
Brevard Public Schools serves Melbourne and its downtown area. Students on the neighborhood's north side typically attend Harbor City Elementary School, which gets a B from Niche, while students on the south side typically attend University Park Elementary School, which receives a C-plus. Kids typically attend the same middle and high school. Hoover Middle School earns a B-plus and offers the REACH Academy to prepare students for advanced high-school programs. They may go on to participate in the dual enrollment, Advanced Placement or International Baccalaureate classes at the A-minus-rated Melbourne High School.
Food and Wine Festival and Space Coast Pride call downtown Melbourne home
Some favorite downtown festivals have moved to other areas, but many remain. Food vendors and live music stages line Crane Creek at the Downtown Melbourne Food and Wine Fest, a ticketed event in November. The area hosts the Space Coast's annual Pride celebration in September. The Melbourne Art Festival relocated to Wickham Park in 2017 to accommodate a longer list of artists and visitors. After 40 years, it remains one of the city's most popular events, with over 200 participating artists.
Walking, driving and public transportation
Downtown is known for its walkability, which is boosted by new sidewalks, benches, and lighting. The renovations included a new parking garage for downtown drivers. East Strawbridge Avenue and East New Haven Avenue are the main east-west roads through the neighborhood, with centrally located Space Coast Area Transit bus stops. U.S. 1 is the main north-south route along the coast. Melbourne Orlando International Airport offers daily and weekly flights to the Midwest, the South and the Northeast regions.
Cameras and foot patrols boost downtown safety
New safety measures are part of the downtown transition. Overall, the area has a CAP Index crime risk score of 6 out of 10, compared to the national average of 4. Recent violent crime activity has spurred new security patrols and security cameras monitored by local police. Romero says that flooding may be a concern along the waterfront, but Melbourne's higher elevation helps. Residents still brace for hurricanes from June to November.
