The first European colonists in Frayser settled during the Revolutionary War, but the neighborhood evolved from farmlands to trackside summer homes throughout the 19th century. Once the railroad lost its relevance, the neighborhood started to shift, leaving many of its homes forgotten. Over the last decade, Frayser has developed from a neighborhood with many vacant properties to a revitalized community with a sense of identity through the efforts of the Frayser Community Development Corporation and the collaboration at spaces like the Frayser Community Urban Garden. Although a third of Frayser consists of industrial properties like the Nike Logistics Campus, there are still tall trees shading homes and undeveloped lots with vibrant greenery throughout the community. “Frayser is home to some of the prettiest typography in Memphis,” says Kris Goudy, a Broker with 360 RealtyPro who has been selling homes in the area for over 15 years. “It’s got rolling hills, valleys and mature oak and elm trees that offer beautiful foliage during the fall.” This beauty stems from its proximity to three rivers: the Mississippi, Wolf and Loosahatchie.

Nearby employers and access to Interstate 69
Downtown Memphis is less than 10 miles away, and ramps to major thoroughfares like Interstate 40, Interstate 69 and Thomas Street are right in the neighborhood. Many Frayser residents work even closer to home at the Nike and Amazon distribution centers, both of which border New Allen Road in the east. For public transit, the Memphis Area Transit Authority buses stop throughout the community, from Thomas Street to Range Line Road. Although the General DeWitt Spain Airport is in Frayser, the nearest airport with commercial flights is Memphis International, 15 miles south.

Recently renovated homes south of the Loosahatchie River
First-time homebuyers flock to Frayser because its median price is about 50% lower than the Memphis median. Many houses are surrounded by tall trees and situated on lots up to an acre. Ranch-style homes built between 1950 and 1980 comprise most of the housing stock, many of which have undergone extensive renovation in recent years. There are still homes available in need of repair that cost between $35,000 and $70,000, but investment sales have dropped significantly over the last decade. Most turnkey homes cost between $100,000 and $150,000, though a few exceptions exist. “Frayser has some of the most affordable housing in the Memphis area,” says Goudy. “There’s also a new subdivision in the area, Wolf River Bluffs, that hopes to spur revitalization.” The subdivision features three-bedroom Craftsman homes with attached garages connected by a carefully maintained sidewalk that cost between $130,000 and $170,000. Homes closest to the rivers have an increased risk of flooding, but most residential properties are distanced from the water’s edge.

Hot dogs and southern favorites north of Interstate 40
The Frayser Village Shopping Center includes Kroger and Family Dollar along Frayser Boulevard. As expected in Memphis, the neighborhood is also home to several barbecue and soul food restaurants. On Route 51, local favorites include Big Dawgs Memphis, a specialty hot dog joint featured on Food Network’s “Restaurant: Impossible” in 2023. About 3 miles south, off Watkins Street, Joann’s Family Affair serves southern classics such as homemade cornbread and chitterlings.

Playgrounds and ball fields from Firestone to Frayser Park

Memphis-Shelby County schools right in the neighborhood
The Memphis-Shelby County district serves Frayser, but not all students attend the same elementary schools. Students can start at Westside Elementary, which receives a C-minus from Niche, or one of three D-plus-graded schools in the area: Whitney Elementary, Frayser Elementary or Georgian Hills Elementary. From here, students can attend Grandview Heights Middle, which receives a C-minus, and Trezevant High, a D-plus-graded school with dual enrollment courses and industry certification options for skills like JavaScript and cosmetology.

The Frayser Community Urban Garden promotes a positive environment for the neighborhood with its public garden, annual Greens Cook-Off fundraiser and sensory garden space. According to the CAP Index, Frayser's overall Crime Score is 6, and its homicide Crime Score is 9, both of which are higher than the national average of 4.
