Heritage Lake offers affordable master-planned living
Heritage Lake is a master-planned community in an affordable area of Southern California that's described as serene by those who know it best. "What draws [people] here is the lake," says Realtor Mike Debelak, a resident who works as a Realtor for eXp Realty. "You're secluded from the hustle and bustle. It's very calm and peaceful. The only people around are those who are supposed to be around." While Heritage Lake’s core is the water it's named for, it's also built around recreational parks with ball fields and playgrounds, neighborhood schools and miles of paved trails.

HOA fees here are low for Southern California
The community has over 2,000 southwestern-style homes built from the early 2000s to the 2020s. Lot sizes are small to modest and capped by sidewalks, featuring carefully manicured lawns adorned with pebbles, astroturf, small trees and aloe plants. According to Debelak, there are roughly 100 homes for sale annually and approximately 15 to 20 listings at any given time. Prices typically range from $600,000s to $700,000s. However, depending on size, access to parks and the lake, a home could begin in the $500,000s or exceed the $800,000s. He adds that Homeowners Association (HOA) fees are "dirt cheap" relative to Southern California, between $70 and $90 monthly.

There are four main parks in and around Heritage Lake: Heritage Lake Park, Heritage Lake Sports Park, Discovery Park and Sunrise Park. The largest and most popular is Heritage Lake Sports Park, where there are basketball, pickleball and tennis courts as well as soccer fields. “I don’t want to over exaggerate [but there’s] a couple thousand people that go to that park during the weekend for soccer,” Debelak says. Discovery Park and Sunrise Park are smaller and offer softball and baseball fields. Heritage Lake Park is next to the community clubhouse, with two pools and a splash pad. The central, 25-acre lake is stocked with fish, and residents can rent small boats for paddling. Menifee Lakes Country Club is a public golf course within 4 miles. It’s around 80 miles, or an hour and a half, drive to the beach.
