A slow-paced, lakeside community
In the heart of the fast-growing city of Menifee, the 2,000-acre master-planned community of Menifee Lakes is centered on a 35-acre manmade lake and includes an expansive 18-hole golf course. Initially developed between the late 1980s and early '90s, the community was designed to appeal to retirees looking to get away from larger, busier cities; today, Menifee Lakes also appeals to families and commuting professionals. "You'll see a lot of people who moved here from Orange County, LA or San Diego," says Stephanie Stancil, Realtor with Coldwell Banker and lifelong Inland Empire resident. "The cost of living is lower, so it makes more sense for people who are raising families, as well as retirees." Dozens of restaurants and retailers line the local Newport Road, and as of fall 2024, subdivisions are still in development here. Menifee Lakes residents live nearby top-rated schools and plenty of walking trails.

Most are priced between $575,000 and $650,000, depending on size, while lakefront homes cost upward of $650,000. Homes built post-2007 have layouts of 3,000 to 3,500 square feet, and prices ranging from $790,000 to $850,000. Monthly homeowners' association fees here range between $66 and $100, and include access to and maintenance of a community clubhouse. "The main clubhouse offers a fitness center and reading room as well as large pools and patios," says Shane Bernal, Temecula Realtor with VIP Service Realty.
