Set about 4 miles northeast of downtown, North Central Mesa is a densely packed community offering a diverse range of housing options with convenient access to shopping plazas; many single-family homes here are priced lower than those in neighboring Phoenix-area hubs, like Tempe or Scottsdale, without sacrificing convenience. “North Central Mesa is great because you’re centrally located,” says Aaron Carlson, a Realtor with Weichert, Realtors-Home Pro Realty who has over 10 years of experience. There’s convenient access to parks, schools and local businesses throughout the neighborhood, and the neighborhood's bordered north by Route 202, for an easy 20-mile commute to Phoenix. Carlson says homes here are typically late 20th-century ranch-style, but new construction, manufactured homes and townhomes can also be found. Area houses of worship include Iglesia Pueblo De Dios and The Church of Jesus Christ of Latter-day Saints.
Diverse housing options throughout
Along sidewalk-lined streets, late 20th-century Spanish- and ranch-style homes with three to four bedrooms are found throughout the neighborhood and sit on lots of 8,000 to 15,000 square feet. Yards have either manicured lawns or gravel-packed rock gardens planted with rosewoods and cacti, and some have the occasional palm tree. Attached garages are standard, and add-on features like private pools and covered patios are highly desirable, as summer temperatures here regularly top 100 degrees. Prices typically range from $350,000 to $750,000, depending on a home’s size and special features.
In the neighborhood’s north, Overlook at Forest Knoll is a gated subdivision with five-to-six-bedroom new traditional homes built in the 2020s; special features include half-acre lots and sprawling pools with jacuzzis. Prices range from $950,000 to $1.4 million, depending on a home’s size and features, and monthly homeowners association fees of $165 go toward community upkeep.
Throughout the neighborhood, late 20th-century townhome communities have two- and three-bedroom units that usually lack garages and front yards; prices range from about $200,000 to $400,000, depending on size. Most townhome communities have their own homeowners associations; in the Golden Valley community, for instance, monthly HOA dues of about $200 grant access to the community pool and rec center.
In the neighborhood’s south, the 55-plus Deserama Mobile Ranch has late 20th-century manufactured homes with one to two bedrooms, as well as attached carports, desert landscaping and access to a community pool. Prices range from $30,000 to $100,000, depending on size. Monthly HOA dues of about $700 go toward land leasing fees and community upkeep.
Shopping and dining around Gilbert Road
Retail plazas are generally found north along East McKellips Road and centrally along East Brown Road. Area grocery stores include Sprouts Farmers Market and Fry's, and options for fast food and sweet treats are plentiful. For a casual night out, Carlson recommends Blue 32 Sports Grill on East McKellips Road, popular for its comfort food favorites like baby back ribs and blackened shrimp tacos. About a mile south of the neighborhood, Backyard Tacos is a local favorite for its no-frills street-style tacos and authentic Mexican fare. “You can smell the carne asada there as soon as you walk up; it’s cooked over mesquite and it’s absolutely smoky and delicious," Carlson says. Downtown Mesa is about 3 miles southwest, where folks can find lots of local restaurants and small businesses, like Lost Dutchman Coffee Company, a micro-roastery popular for their wide selection of coffee drinks.
Celebrating the holidays in Mesa
Community events are held throughout the year in Mesa, especially during the holidays. “Christmas time is always huge here," Carlson says. "They have this Polar Express experience they do on the light rail. It’s a 30-minute trip that makes it seem like you pick up Santa and bring him back. Each December in Downtown Mesa, locals flock to the month-long Merry Main Street celebration to see the 40-foot-tall Christmas tree, take pictures with Santa, and shop from small businesses at the Holiday Sunset Market.
Mesa schools receive high marks from Niche
North Central Mesa is a part of the Mesa Unified School District, rated A-minus overall by Niche. Local kids may start at the B-rated Field Elementary or the A-minus-rated MacArthur Elementary, before moving on to the B-plus-rated Charles D. Poston Junior High. At Mountain View High, which is rated A-minus, students can explore their interests in extracurriculars like pickleball, afternoon tea club and crochet; the school's Academic Decathlon team has won the Arizona state championship 16 times.
Parks, canals and gardens in the neighborhood
There are several parks dotted throughout North Central Mesa, including the centrally located Chaparral Park, popular for family gatherings under the picnic ramadas and games of horseshoe or basketball. Park of the Canals borders the neighborhood’s west, offering multi-use paths like the 9-mile Sun Circle Trail along the canal, a playground and the Brinton Desert Botanical Garden with cacti from around the world. “It’s really cool, you can go and ride your bike on all the trails around the canals and all around the town,” Carlson says. Golfers can hit the links at the 9-hole Royal Palms Golf Course, which also offers a practice facility with simulated fairways.
Getting around in Mesa
The neighborhood's bordered north by Route 202, which leads 19 miles west to Phoenix and loops around the Greater Phoenix Area. Downtown Mesa is 3 miles southwest. Residents typically drive to get around, but there are sidewalk-lined streets and bike lanes here, as well as Valley Metro bus stops; the nearest Valley Metro Rail station is 2 miles south at the intersection of Gilbert and Main. KPC Promise Hospital of Phoenix is about 2 miles southwest, and Phoenix Sky Harbor International Airport is 12 miles west.
