The appeal of Poinsettia rests comfortably in its convenient location. “The neighborhood’s central location is ideal for commuters,” says Broker Frank Vazquez of Venture REI, who has lived in the area for 15 years. “It’s only a few miles from downtown Mesa, and it’s a straightforward commute to Tempe and Phoenix, so it’s nice for city employees.” While it is a quiet and close-knit community, Poinsettia is a brief ride on the light rail from everything that Mesa, Tempe and Phoenix have to offer, making for an intriguing blend of calm suburban streets and lively urban amenities beneath the bright Arizona sunshine.

Life in the Arizona sun

Most homes in the neighborhood were constructed in the 1950s and 1960s, with only small pockets of new construction here and there. “Poinsettia is an established neighborhood,” Vazquez says. “There are some commercial buildings that are being converted into multi-family properties, but for the most part the homes are all older.” Single-family homes are most often sprawling ranch-styles with covered front patios and low gabled roofs, and lawns are frequently gravel with sprouting cacti that exemplify the desert aesthetic. A three-bedroom house with a covered carport begins around $380,000, while a four-bedroom featuring a garage prices around $430,000. The residential streets are lined with sidewalks shaded by tall trees, a welcome relief when walking in the desert sun.

Mesa, Tempe and Phoenix

Poinsettia residents are close to Route 60, but the city has made strides over the last several years toward increasing public transportation options. “The city has invested a lot of money in commuters,” Vazquez says. “The Light Rail has become well-established. There’s a stop just a few blocks from the neighborhood, right at Stapley Drive and Main Street. The trains have all long-range Wi-Fi so you can work while you commute.” Passengers can reach downtown Mesa in 7 minutes, downtown Tempe in 35 minutes and Phoenix Sky Harbor International Airport, a 16-mile trip, in 45 minutes.

Festivals, music and more in downtown Mesa

Poinsettia is only 2.5 miles from downtown Mesa, which has become an events center for the area in the past few years. “Downtown Mesa is a huge deal,” Vazquez says. “Every weekend, there’s something going on.” In early spring, the South Pacific Island Festival takes over the Plaza at Mesa City Center, while the Mesa Arts Center plays host to classical concertos. The Nile Theater is a former movie theater, constructed in the 1920s, which now stages live band performances and a Sunday farmers market. Residents are also a quick train ride from Tempe’s Mullett Stadium, where the National Hockey League’s Arizona Coyotes play their home games.

Educating Arizona

Students in Poinsettia are zoned for Holmes Elementary School, which scores a C-plus on Niche and offers a parent-run interactive art masterpiece program designed to foster an appreciation of classic artwork. They then move to Kino Junior High, which earns a C, and finish at Mesa High School, the oldest high school in Mesa and home of the Jackrabbits, which is rated B-plus. Mesa’s public school district is currently experiencing a drastic decrease in student enrollment. There are also several private and charter schools available, such as Heritage Academy Mesa, which earns an A and serves students in grades 6 through 12, offering courses in martial arts and constitutional studies.

Mesa Grand Shopping Center and the Organ Stop

The nearest Walmart is just over 2 miles from Poinsettia at Mesa Grand Shopping Center, which is also home to The Beer Research Institute, a popular local brewpub. Los Altos Ranch Market on the southern edge of the neighborhood is a go-to spot for grocery shopping. Right across East Southern Avenue, local hallmark Organ Stop Pizza serves classic family Italian fare in an ornately decorated dining room, complete with a massive Wurlitzer pipe organ. Organist performances are a daily attraction of Organ Stop, beginning 30 minutes after opening and ending when the restaurant closes.

Green space and ice skating in the desert

Aripine Park, located directly in Poinsettia, is a large open space for picnicking on the grass or playing fetch with pets. Mesa InterStake Center, located 1 mile north of the neighborhood, features several baseball diamonds and an indoor basketball court. Ice hockey has become a surprisingly popular form of recreation in Mesa of late, so locals meet up at Arizona Made Ice Forum 3 miles from Poinsettia for public skates and stick-and-puck practice sessions.
